Particular highlights include a generous 32ft lounge/dining room, complemented by a formal sitting room, and three good-sized bedrooms alongside a study/fourth bedroom. The accommodation works well in its current layout and offers excellent scope for updating and extension, subject to the necessary planning consents.
Outside, the gardens wrap around the house, while the adjoining paddocks offer considerable appeal for equestrian buyers or those seeking additional space for livestock or leisure use (STP). A range of outbuildings provides further flexibility for stabling, storage, workshop use or hobbies.

Seller insights
“We’ve loved living here for the past 12 years. The house is wonderfully spacious, but it still has a very comfortable feel. The main lounge is a fantastic size, with lovely views over the garden and doors opening directly onto the garden. There’s also a separate sitting room, which gets plenty of sunshine during the day and looks out across the garden. Having the two reception rooms gives the house a flexible layout.
The gardens are mature and well established, with plenty of trees and lawned areas wrapping around the house. Beyond them are the grassland paddocks, which were ideal for keeping our horse. The outbuildings are also incredibly useful and offer plenty of potential for stabling, storage or other practical uses.
The property is on the outskirts of Fulbeck, along a quiet road with only a few neighbouring houses. It feels very private and secluded.
There are some lovely walks around Fulbeck and through the surrounding countryside, which has been perfect for us as dog owners. Being able to step outside and head straight into the countryside is fantastic.
Although the setting feels peaceful and rural, it’s still very convenient for getting around. Grantham, Sleaford and Newark are all within easy reach, while Lincoln is around 15 miles away. For everyday essentials, we tend to use Ancaster or Caythorpe, with Sleaford offering a much wider choice of shops and amenities.
There are some fantastic places to visit in the area. Belton House is nearby, while Lincoln is within easy reach for the cathedral, castle and everything else the city has to offer.
Road connections are very good too, with the A17 close by, the A15 accessible near Sleaford and the A1 at Grantham. So, it’s a very accessible area. Plus you have the train stations at Ancaster and Sleaford. So, you have all the benefits of living in the countryside but with easy access across the region.”
