Description

This most attractive and distinguished farmhouse is located at the end of a shared driveway, surrounded by open countryside and offering an appealing sense of space. Within the last ten years, the farmhouse was meticulously renovated by the previous owner to an exceptional standard, breathing new life into this characterful country home. The quality of the workmanship remains evident throughout, creating a property that combines the charm and individuality of a traditional farmhouse with the comfort and practicality expected of modern living.

Offered for sale with no forward chain, the property is ready for immediate occupation. A selection of furniture may also be available by separate negotiation.

Inside, the accommodation is both spacious and versatile, with an abundance of character, generous proportions and excellent natural light. A neutral decorative palette provides an elegant and understated backdrop, allowing the countryside views and architectural details to take centre stage.

A traditional stable door opens into the entrance porch and hallway, where the staircase rises to the first floor. Beneath the stairs is a useful ‘L’ shaped storage cupboard.

At the heart of the home is the impressive and exceptionally spacious open plan reception area. Arranged across split levels, this superb sociable space has been thoughtfully designed to create distinct areas for relaxing, dining and cooking, while retaining an effortless sense of connection throughout.

The premium kitchen is beautifully appointed with cream fronted cabinetry, stone composite work surfaces, glass display cabinets and a generous range of drawers. Appliances included within the sale comprise a full height refrigerator, dishwasher and a freestanding Beko range style oven with extractor canopy above. A double butler style sink with mixer taps adds a timeless country influence, while the central island and breakfast bar provide an inviting place for informal dining and conversation. Wood effect flooring and contemporary recessed lighting complete this stylish and practical space.

For those seeking a dedicated place to work from home, the study/snug provides an ideal retreat and could equally serve as a quiet reading room or additional reception space. From here there is access to the plant room, which houses the equipment serving the private water system. Completing the ground floor is a spacious utility room with a further range of fitted units and a full height freezer. The utility room also provides access to the rear garden, while a conveniently positioned WC completes the accommodation on this level.

The staircase forms an attractive feature as it rises to the first floor, where four light and airy double bedrooms provide comfortable and flexible accommodation. The principal bedroom benefits from its own dressing room and a private bathroom with WC, together with a separate shower enclosure fitted with a mains shower. The remaining three double bedrooms are served by the family bathroom, which also features a separate shower enclosure with mains shower. An additional separate WC provides further convenience.

The farmhouse benefits from oil fired central heating and UPVC double glazing throughout. A private water system, shared with neighbouring properties, and a private drainage system further complement the practical qualities of this impressive rural home.

The outside space is a particularly compelling feature of the property, offering a wonderful combination of formal gardens, extensive pasture and practical agricultural facilities.

A generous gravelled parking area provides ample space for numerous vehicles. Alongside this is an enclosed formal front garden, which continues around the side and rear of the farmhouse.

A patio provides an inviting setting for outdoor dining, entertaining or simply relaxing with a drink while enjoying the peaceful surroundings. Beyond, the raised lawn is framed by mature borders, with a characterful stone wall and water feature creating a gentle and tranquil soundtrack to the garden. From here, there is easy access into the adjoining field, allowing the gardens and surrounding land to flow naturally together.

Just a short distance from the farmhouse is an enclosed concrete yard and a substantial agricultural building, equipped with power, water and lighting. Exceptionally versatile, the building offers excellent potential for housing livestock, storing prestigious or larger vehicles, or providing extensive general storage. It benefits from a solid floor, plentiful natural light and a motorised access door.

The grounds extend to approximately 11.6 acres, principally arranged as one substantial enclosure. The land gently descends towards an attractive watercourse, which forms a major tributary of the nearby River Lynher and adds another picturesque dimension to the setting.

The views across the surrounding countryside are truly impressive. From the fields, the outlook stretches towards Caradon Hill and the sweeping slopes of Bodmin Moor, taking in the distinctive landmarks of Sharp Tor and The Cheesewring before continuing towards the fringes of the nearby village of Golberdon.

Well enclosed and surrounded by an unspoilt rural landscape, the land creates a wonderful sense of freedom and connection with the countryside. For those with horses, livestock or other animals, or simply anyone seeking the luxury of space and a more rural way of life, the combination of pasture, gardens, outbuildings and far reaching views makes this an especially appealing country property.

Scrawsdon Farmhouse is in a tucked away location close to the village of Golberdon. It is just a short drive from the town of Callington which has a range of shopping, educational, recreational and commercial facilities. It is about a ten minute drive from Kit Hill Country Park, which is known for its fresh air, open space, walking and outstanding views. The city of Plymouth is within 19 miles and has more extensive facilities and a Continental Ferryport. The ancient market town of Launceston is 12 miles away and is on the A30 trunk road giving access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction. Exeter airport is a 60 minute drive from Scrawsdon Farmhouse.
From Launceston head southbound along the A388 towards Callington. Proceed for approximately nine miles passing through the village of Treburley continuing taking the right hand turning signposted towards Golberdon and Maders (just before the Camelot Kennels). Proceed down this unclassified road for approximately 3/4 of a mile until reaching the T junction. Turn right and then left signposted towards Golberdon heading down into the village. Continue over the bridge (River Lynher) and up the hill ignoring the right hand turns and take the first right hand track (marked with a Fine and Country For Sale Board). The Farmhouse will be found at the end of the track.
