Description

BENNET SAMWAYS are delighted to offer for sale this magnificent and substantial four/five bedroom detached residence, offering exceptionally versatile accommodation including an attached self-contained annexe, set within approximately 0.64 acres of delightful grounds. The accommodation extends to around 3,250sq.ft., providing an outstanding family home with excellent potential for dependent-relative living, multi-generational occupation or possible holiday accommodation.
This impressive individual home has an interesting and adaptable layout arranged over two floors, with generous reception space, five bedrooms and a particularly appealing annexe which can be separated from the main house by a lockable connecting door. Equally impressive are the extensive gardens, where sweeping lawns descend towards a pretty stream running along the bottom of the garden.

Interior - A welcoming entrance porch opens into the main hallway, providing access to the principal ground floor accommodation. At the heart of the house is the superb open-plan kitchen/diner, a generous family space enjoying lovely views over the rear garden. The kitchen is fitted with an extensive range of oak in-frame cabinets and complementary work surfaces, centred around an impressive island which creates a natural gathering point. Appliances include an electric hob, extractor fan, double electric oven, dishwasher and two fridges. A separate utility room provides further practical space and also gives access to the attached double garage and cloakroom.
The sitting room is another impressive reception room and features a fireplace with inset log burning stove, creating a wonderful focal point and a cosy atmosphere during the colder months. A separate study provides an excellent dedicated home-working space, a room used as a bedroom but could make a great family or games room. Additional shower room completes this section of the ground floor.

Annexe - One of the great strengths of this property is the attached annexe, which has its own external entrance together with a lockable internal connecting door to the main house. This creates considerable flexibility for a dependent relative, older child or guests, and could also offer potential for holiday accommodation, subject to any necessary consents.
The annexe comprises its own kitchen, living room, double bedroom and shower room, giving its occupant an excellent degree of independence whilst remaining conveniently connected to the main residence.

First Floor - The sense of space continues upstairs, where the accommodation offers considerable versatility. The principal bedroom suite is particularly impressive, comprising a substantial double bedroom together with its own dressing room and ensuite shower room. Beyond the bedroom is a further sizeable room currently arranged as an office, but its position creates numerous possibilities including a nursery, private sitting room, additional dressing room or luxurious home office.
The guest bedroom is similarly well catered for, with its own dressing room and ensuite, together with a further area identified as a potential walk-in wardrobe. This could create a superb guest suite or second principal bedroom.
There is an additional bedroom together with the family bathroom, providing plenty of space for a larger family.
A particularly interesting feature is the loft area above the double garage, currently providing extremely useful storage. At approximately 19' x 24', this is a significant space and could offer exciting potential for conversion into further accommodation, leisure space or a substantial home office, subject of course to the necessary planning and building regulation approvals.

Exterior - The property stands within approximately 0.64 acres, with a sweeping driveway providing extensive parking to the front and side of the house. There is also a covered shelter currently used for caravan storage, ideal for buyers with a motorhome, caravan or additional vehicles.
The attached double garage provides excellent parking and storage, with the aforementioned substantial space above.
The rear garden is undoubtedly one of the property's show-stopping features. Generous lawns sweep away from the house through the gently sloping grounds, creating a wonderful feeling of space and privacy. At the bottom of the garden runs a pretty stream, crossed by charming little footbridges and creating a particularly attractive and peaceful setting. Tucked away within the grounds is a covered garden shelter which offers further potential to create a fabulous summer house, barbecue area or outdoor entertaining space – not least somewhere to retreat when the British weather interrupts proceedings!

This is an exceptionally versatile country residence, combining substantial family accommodation, genuine annexe facilities, further development potential and delightful grounds. For families seeking space for several generations, room to work from home and a garden with real character, this is a particularly compelling opportunity.

Locality - Nestled in the scenic Derbyshire Dales near the Peak District, Kniveton is a charming village situated just 3 miles from Ashbourne, 6 miles from Wirksworth, and 16 miles from Derby. Enriched with local amenities, Kniveton boasts the esteemed Kniveton C of E Primary School, and the Grade I listed church of St Michael and All Angels. The village hub is adorned by the welcoming 'The Red Lion' pub. One of Kniveton's key attractions is its close proximity to both Carsington Water and the Peak District National Park, offering residents and visitors alike access to incredible walks and cycle routes, catering to the diverse interests of active families. Surrounded by the breathtaking countryside of the Derbyshire Dales, Kniveton presents an idyllic setting for a peaceful and enriching lifestyle.

Owner's perspective - "Why did I buy the house? I suppose it was the self contained 2 bedroom flat. We had elderly parents and it offered somewhere where they could live separately but we would be close at hand if needed. There was also the schools, Kniveton School and QEGS in Ashbourne were great schools for our kids. The location near the Peak District National Park and Kniveton Conservation Area but not actually in either appealed to us. What we did not realise was what a great place Kniveton is to live. So much so that I have decided to stay in Kniveton. Sadly, Willow Bank it is just too big for me now that the children have moved out."
