Westhouse Road, Bestwood Village
There are houses that work on paper, and then there are homes that just make sense when you walk through the door. This is very much the latter.
And before we even get to the house, let's talk about Bestwood Village – because the Village bit matters.
Hawthorne Primary & Nursery School is at the end of the road, you've got Bestwood Country Park and acres of woodland, countryside and open space nearby, and yet you're still incredibly well connected for Nottingham and the surrounding areas. Our aerial photography really tells that story – this is a modern family home with a surprisingly green backdrop.
Step inside and you're welcomed by a proper entrance hall, with the living room sitting separately at the front of the house. It's a great size, but more importantly it's a room you can actually retreat to when everyone isn't doing the same thing at the same time.
At the back is where this home really comes into its own.
The kitchen/diner stretches to around 22ft and is absolutely made for family life. There's plenty of kitchen storage and worktop space, integrated appliances, and still room for that big dining table. French doors lead straight onto the garden, so in summer the whole space naturally spills outside.
There's also a downstairs WC and access into the integral garage, which at around 16'9" long gives you useful additional storage as well as the obvious parking potential.
Upstairs, something I really like about this particular house is that it doesn't feel as though four bedrooms have simply been squeezed in.
The landing itself is surprisingly spacious and leads to four genuine bedrooms.
The principal bedroom has an en-suite shower room and a fantastic run of fitted wardrobes. Bedroom two is another generous double, bedroom three works brilliantly as a child's room, and bedroom four is currently being used as a home office – although at nearly 13ft long, it's absolutely a proper bedroom when required.
There's also a separate family bathroom, meaning the morning school-run chaos doesn't all have to happen in one bathroom.
Outside, you've got driveway parking to the front, an EV charging point, and the integral garage, while the rear garden has already been turned into somewhere the family can actually use. A substantial patio runs across the back of the house for outdoor dining, BBQs and summer evenings, with a good-sized lawn beyond for children, pets or simply having some proper outside space.
And that's probably what sums this one up.
It's modern, yes – but it doesn't feel like you're buying a house that's just been handed over by a developer.
It's an established family home. The garden is done. The rooms have been lived in. The owners have worked out how the space functions, and it's beautifully kept throughout.
Approximately 1,394 sq ft / 129.5 sq m including the garage, four bedrooms, two bathrooms plus downstairs WC, a brilliant kitchen/diner, separate living room, driveway, integral garage and a proper family garden.
But perhaps most importantly, it's all sitting within Bestwood Village, with a primary school at the end of the road and countryside almost on the doorstep.
The house works. The plot works. The location might just be the bit you weren't expecting.
5 Things We Love About Our Home
The kitchen & garden are where we live.
The doors are open whenever the weather allows, with BBQs, our pizza oven, birthday parties and plenty of family memories made between the kitchen table, patio and lawn.
The garden gets the sun beautifully
We designed the patio lengthways so we can move the table around, follow the sunshine or find some shade later in the day. It’s private too, with no direct overlooking from behind.
We genuinely love Bestwood Village.
We’d already lived here for 11 years before moving to this house – and now we’re hoping to move really close by! We feel safe here, love the village feel and being able to head straight out for walks through the fields and country park.
The house has grown with family life.
Four proper bedrooms has meant space for the children, guests and even a quiet home office when working from the kitchen table stopped being practical.
It’s our particular plot and position.
We love the generous garden, side access, the fact we don't feel overlooked from the front or back and how peaceful it can be. We’ve got lovely neighbours too – it’s going to be genuinely difficult to leave this little spot.
