Please tell us about the good and bad aspects of living in your local area:

good transport links with the Victoria line and overground services and bus routes. fantastic community and accessibility.

How has the building management responded to any problems or issues you have raised:

I had an issue with my dishwasher not working but this is now fixed.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing to note, figured it out as we went along - shops downstairs weren't shops but that was 7 years ago.

    The Goodsyard, B18

Please tell us about the good and bad aspects of living in your local area:

The local area has been great for us as a family with three young children. Everything we need is conveniently close by, and we have found the area pleasant and comfortable to live in. The location was actually one of the reasons we first contacted The Good Yards, as it was close to our previous home and allowed us to stay in an area we already knew and liked.

How has the building management responded to any problems or issues you have raised:

Building management has been excellent whenever we have raised an issue. For most smaller problems, we have reported them to reception and someone has attended within just a few hours. When an external contractor has been required for something more specialised, it has understandably taken a little longer, usually a couple of days. Communication has always been good and we have never felt that an issue was being ignored.

Please share one thing (or more) which you wish you had known before you moved in:

We honestly wish we had known beforehand how easy and supportive the whole experience would be. We were initially worried about moving with three young children, especially because we had such a short timeframe and were going on holiday at the same time. In reality, the team made everything straightforward. After living here for almost six months, we have also been pleasantly surprised by how responsive the reception and maintenance teams are. That is something you don’t really get to experience or appreciate during a normal viewing.

    Sept 2026

    Blackhorse Mills, E17

Please tell us about the good and bad aspects of living in your local area:

There is a good range of local shops, cafes and small restaurants within walking distance. Blackhorse Road station is only a short stroll away, with Victoria line and London Overground for easy travel into central London. Walthamstow Wetlands, a large open green space, is right beside the area, perfect for dog walking. Bin collection runs reliably. On the downside, street parking is limited, and there can be occasional traffic noise near the main road. Anti-social behaviour is rarely seen here.

How has the building management responded to any problems or issues you have raised:

Building management generally replies to reported issues within a couple of working days. Minor maintenance requests are resolved quickly. However, for larger problems such as lift faults, the waiting time for full repairs can be longer than expected.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how much noise comes from the nearby lift. The regular movement of the elevator creates ongoing sound, which easily disturbs my dog. If I had known this earlier, I would have requested a room further away from the lift shaft before moving in.

    The Goodsyard, B18

Please tell us about the good and bad aspects of living in your local area:

The location is absolutely fantastic—literally right next to the train and metro station, and within walking distance of the city centre. It’s also incredibly convenient for taking my dog out for walks. I’m just looking forward to the shortcut to the train station opening very soon, which will make the location even more convenient.

How has the building management responded to any problems or issues you have raised:

I haven’t had any problems or issues to raise so far, but the building management and reception team have always been very helpful, friendly, and approachable.

Please share one thing (or more) which you wish you had known before you moved in:

Honestly, nothing in particular. Everything has been as expected, and I’ve been very happy with my decision to move in.

    Elliott's Yard, CV1

Please tell us about the good and bad aspects of living in your local area:

Close to the train station (about 15 min walk). However there can be a lot of traffic noise depending on which side of the building you are. But with closed windows the noise levels from outside are low.

How has the building management responded to any problems or issues you have raised:

Always responded within a few hours. Work was completed within a few working days.

Please share one thing (or more) which you wish you had known before you moved in:

How quickly the hot water runs out when you are in the shower.
