We share the freehold with the most lovely neighbours, and have enjoyed shared BBQs in the garden as well as practically benefiting from borrowing and lending everything from screwdrivers to baby gear. Brockley’s community is one of the things that makes the area feel so special. We love spending our weekends at the farmers’ market, on the ‘Brockley Riviera’ at Browns, and bumping into friends in the street. The local calendar is packed with events from Open Studios to the brilliant Brockley Max festival.
And then there’s our home itself, a peaceful hideaway which we really love every corner of. We’ll especially miss our living room, with its beautiful original features which make it feel both grand and homely, the kitchen which is a delight to cook and entertain in, and watching the sunset over Telegraph Hill from the comfort of our bed.
We’ll be very sad to leave, but we know it’s time for the next custodians of this 150 year old home to move in and begin their next chapter.”
Victorian Flat with a Little Bit of Magic
There are flats you live in, and then there are flats you genuinely fall in love with. This is the latter.
Set at the top of a beautiful Victorian conversion, on a quiet, leafy street in the heart of Brockley, this is a home that somehow manages to feel peaceful, private and tucked away, while putting you just minutes from everything you could want. It’s the kind of place where you can shut the front door and be on a train within seven minutes, yet come home to birdsong, big skies and views stretching across Telegraph Hill.
And then there’s the light.
East to west facing, the flat follows the sun throughout the day. You can watch the sunrise from one side of the flat and, later, lie in bed watching the sunset on the other. The garden is a proper sun trap, catching light for most of the day, while the elevated, end-of-terrace position means you have an unusual sense of space and privacy. There are no rows of houses backing directly onto the garden, and being high up on the hill means you can look out rather than straight into someone else’s window.
Inside, the proportions are a dream. Once you’re inside the bright yellow front door it feels like you’re inside a house, and you have more space here than many Victorian terraces. Victorian conversions aren’t exactly famous for generous room sizes, but here every room is spacious. All three bedrooms are double, and two of them are vast, with built-in wardrobes. The bathroom is also huge, and blessed with a huge window that floods it with light.
The flat has all the period character you’d hope for: high ceilings, beautiful cornicing, an original fireplace with its original tiles and a gorgeous stained-glass window that throws jewel-like shapes of light across the open hallway in the evening. The owners added beehive door handles that match the style of the house, and alcove shelving in the living room, keeping the Victorian bones of the place.
The owners completely redesigned and renovated the kitchen in 2021. The space is exceptionally practical, with heaps of storage, a huge sink and pull out tap, and beautiful (bomb-proof) Dekton worktops. Appliances are integrated and the dining area has open alcove shelving to store beautiful ceramics and glassware. They installed dimmer switches, and a low hanging pendant light which zones the space, so that the kitchen diner became the real heart of the home, and the owners have loved hosting friends for dinner parties here over the years.
The bathroom was completely renewed too, with a solid wood vanity bringing warmth and character, alongside a utility cupboard with masses of storage and a washer and dryer.
The owners have also invested in the things you don’t necessarily notice in photographs but absolutely notice when you live here. The bedrooms, bathroom and kitchen have beautiful new solid wood double-glazed sash windows. They deliberately kept the original living room and hallway windows because they felt the Victorian glass was too beautiful to lose, although these could of course be replaced if desired.
And if storage is high on your list, prepare to be pleasantly surprised. The attic is gigantic: the kind of space that makes you wonder how you’ve accumulated quite so many belongings. Both bedrooms have built-in wardrobes, the bathroom has extensive built-in storage, the top landing has another large built-in cupboard, and there’s even a small shed in the garden, big enough for a lawnmower and gardening essentials.
Outside, the owners have tried to turn the garden into something that feels like an extension of the house. When they arrived it was a patch of grass without borders. They’ve planted several roses, and cherry, plum and acer trees.The acer in particular has absolutely taken off, having more than doubled in size and become beautifully established.
And then there’s Brockley.
The flat is in Brockley’s wonderfully leafy and peaceful conservation area, just a short walk from Brockley’s Zone 2 National Rail and Overground station. Deptford is just a stone’s throw away when you want something a little more lively, with its fantastic bars and brilliant food scene including the wonderful Marcella and new on the block, Toad Bakery. For fresh air, Hilly Fields and Telegraph Hill are practically on the doorstep, with huge views, playgrounds and plenty of space for children to run wild.
And for runners, walkers and anyone who likes an open horizon, the location is hard to beat. Greenwich Park, the river, Blackheath, the Waterlink Way from Ladywell, Nunhead Cemetery and Peckham Rye are all within easy reach.
Ultimately, this is a home that has been properly loved and thoughtfully improved. It has the grand proportions and beautiful details of a Victorian property, but with the practicalities, storage and considered design of a much more modern home.
