OUR THOUGHTS

There is a lovely balance here between everyday convenience and feeling close to nature. The Middlewood Way is nearby, Rose Hill station is only a short walk walk away and the surrounding greenery attracts an abundance of wildlife to the pretty garden, including birds, squirrels, foxes and even the occasional badger.

Inside, the house has been redecorated with a newly fitted log burner adding warmth and character to the cosy living space.   And towards the rear of the lounge, we love where the chair is stationed by the patio door so you can look out onto the garden.  The kitchen is a great size and so well equipped, featuring an integrated fridge freezer and dishwasher, induction hob, extractor, steam oven and an additional oven and lots of storage.

Upstairs there's two good sized double bedrooms and a single room plus the bathroom with separate WC.

With great transport links, a leafy cul de sac setting and much of the updating already completed, this is an inviting home that will appeal to buyers looking for comfort, convenience and easy access to the outdoors at a very attractive price point.

THE AREA

Marple offers an increasingly rare balance: excellent connections into Manchester with the countryside of the Peak District right on its doorstep.

The town centre has a thriving mix of independent shops, cafés, bars and restaurants, alongside the monthly Makers Market, much-loved Regent Cinema and the soon to open Marple Community Hub. Families are well served by reputable local schools, while Marple and Rose Hill stations provide regular services to Manchester Piccadilly in under 30 minutes.

For those who enjoy the outdoors, the Middlewood Way, Peak Forest Canal, Memorial Park and Brabyns Park are all close by, with Etherow Country Park, Lyme Park and Roman Lakes also within easy reach. It is this combination of community, connectivity and countryside that makes Marple such a desirable place to live.

About eXp UK, North West

114 St. Martin's Lane London WC2N 4BE

eXp UK are the newest estate agency business, powering individual agents around the UK to provide a personal service and experience to help get you moved.

Here are the top 7 things you need to know when moving home:

Get your house valued by 3 different agents before you put it on the market

Don't pick the agent that values it the highest, without evidence of other properties sold in the same area

It's always best to put your house on the market before you find a property

The estate agent acts for the seller and is there to get the seller the best price possible

Understand the length of time it can take - 14 weeks from when you accept an offer, or have an offer accepted to move in! A long time!

It can get stressful, but speak to your agent and your solicitor and they will put you in the picture

Be nice to estate agents - we're pretty nice people, offer some great advice and will help to get you moved ;-)
