Freehold

Description

A four double bedroom (and two bathroom) mid-Victorian flat-fronted house which has been beautifully, thoughtfully and thoroughly renovated in recent years, incorporating deftly-done extensions.

A low-maintenance south-facing garden with home office (with power) completes the package. Permit-parking is on-street for residents.

A hot house in a hot spot to boot. You are just an eight minute walk from Peckham Rye Station and Bellenden Road. You are even closer to Peckham Rye Park and Common’s 113 acres. Your local schools include Bellenden Primary, The Belham, St John’s and St Clement’s, and The Villa (Nursery and Pre-Prep.). Little Jungle Nursery is also very sought-after, within a five minute walk of the house. For secondary phase, The Charter School East Dulwich, Kingsdale and the Harris schools are popular with local families.

A neat tiled path is a warm welcome. From your corniced hall, on your left you have your fab through-reception, with stripped floors running through from the hall, and extending over 22 feet. Custom-made shutters grace your front sash window (find these upstairs in your front first floor bedroom as well) and you have a multi-fuel burner on a slate-tiled hearth, to keep matters cosy in colder climes. The rear wall of the room (get to your big back room from here or from the foot of the hall) has excellent built-in storage for books etc.

Your kitchen/dining room optimises the building’s plot and is notably bright owing to the orientation of the room (sunny southerly) and the full glazing over where the external side-return area once was. You have a generous number of modern wall and base units in two finishes, and a central island/breakfast bar. There is loads of space for a big table and chairs at the garden end of the room. Entertain a throng or enjoy the day to day with your few. Folding double-glazed doors deliver you to the decked area of the garden.

Upstairs and from the half-landing you first have your main (windowed) bathroom to your left. Smart rectangular tiling, monochrome fittings and twin basins impress here; the latter with generous under-basin drawer storage.

Next door is the first of your bedrooms, with a pale carpet, a south-facing sash window, and a slimline column radiator thereunder.

From the landing proper, another double rests to your right (of over 9 feet by nearly 11 feet). Enjoy another southerly sash and pale carpet. This room also has a pleasing panelled wall.

To the front of the house on this floor is your twin-sashed principal bedroom, of 15 feet by 11 feet, with a bank of floor-to-ceiling built-in closets.

Your second floor hosts another double bedroom, of over 8 feet by nearly 14 feet, with a modern en-suite bathroom (with modern sanitaryware and fittings and good storage) beyond.

Peckham continues to be rather an epic place to call home. The restaurant, bar, shop and cafe offering is particularly strong, more often than not independently-run, and welcomes all ages. We particularly rate Artusi, Review, Ganapati, Levan, The Begging Bowl, Kruk, Hausu, Mr Bao, Baking with Monia, Peckham Bazaar, Forza Wine, Peckham Levels, and The Bussey Building and Copeland Park complex.

Lordship Lane in the other direction (walk 15 minutes) has great spots and shopping as well. We particularly like The Victory, SMBS, William Rose, Mons, Moxon’s, and Chener Books.

Useful handy high street shops are found on both Peckham’s Rye Lane and East Dulwich’s Lordship Lane. Nunhead is fairly close, too, for its cute high street with long-established bakery and wet fish shop, and its glorious Victorian Cemetery.

On East Dulwich Road just before you get to lovely Goose Green, you have a handy Tesco store and a classy parade of shops including a Hop Burns & Black, ice cream parlour and an ace Indian restaurant: KOKUM. East Dulwich leisure centre is also on this stretch, as is a Majestic store.
