Description

DESCRIPTION
Coming to the market for the first time in over 40 years, Treelands is a truly special country home, occupying an idyllic and secluded setting on the edge of Dartmoor National Park.  With no near neighbours, the property offers an exceptional opportunity for those seeking a peaceful rural lifestyle with equestrian facilities and access to some of the finest riding in the South West.

The property centres around a well presented three bedroom detached farmhouse, combining period charm with modern comforts. The accommodation includes a well appointed contemporary kitchen, a stylish family bathroom and comfortable living accommodation, all enjoying delightful views across the surrounding countryside. Outside, the attractive gardens are beautifully maintained and complemented by a productive vegetable garden.

Arranged around the traditional courtyard is an impressive range of stone built outbuildings. These include a substantial stable barn incorporating three loose boxes, a hay loft above and an adjoining workshop. A second character stone barn, formerly the original shippon, retains its cobbled floor and is currently used as a tack room, complete with plumbing for a washing machine, together with a useful first floor loft/workroom. Additional facilities include a timber tractor store, a further range of four/five stables and a fenced turnout pen situated behind the buildings. The property amounts in total to approximately 8 acres.

Treelands is perfectly equipped for modern country living, benefiting from a pellet-fired biomass boiler and solar PV providing hot water, offering both efficiency and sustainability.

Despite its wonderfully private setting, the property remains readily accessible, with the popular village of South Brent just a short drive away and excellent links to the A38. Whether your passion is horses, smallholding, or simply enjoying the peace and beauty of the Dartmoor landscape, Treelands represents a rare opportunity to acquire a unique rural home in an outstanding location.

The property is sold with the benefit of Moorland Grazing Rights. Further details are available upon request.

SOUTH BRENT
The moorland village of South Brent stands in the valley of the River Avon under the southern foothills of Dartmoor National Park and on the northern edge of the lovely South Hams, fifteen miles from the centre of Plymouth.

The village is one with a strong community with three churches, one of which dates back to Norman times, a primary school and a wide variety of shops. There are well-regarded community colleges at Totnes and Ivybridge, approximately eight and five miles distant respectively, and both towns offer a comprehensive range of facilities for the wider community. Some of the finest beaches on the south coast, along with the South West Coast Path, are all within easy reach.

Situated just off the A38 Expressway, the village is well placed for quick access to Plymouth, Torbay and Exeter for which there are regular bus services. Rail services can be found at Ivybridge, approximately five miles distant, offering services to Plymouth, Totnes, Newton Abbot, Exeter St David's and on to Bristol, Cardiff and London.
