A modern two-bedroom house on Blackheath's Cator Estate, redesigned by the architects From Works in the spirit of the Span estates around it. Built in 1969, this brick terrace has been reworked with real precision, nothing wasted and nothing missing.

The Cator Estate was first laid out under leases granted by the timber merchant John Cator in the late eighteenth century. The upper floor holds two bedrooms, both given height and light by the pitch of the roof. The principal bedroom retains its original pine louvred wardrobes, while the second is fitted with white-painted cupboards that follow the line of the ceiling. The bathroom has been redesigned in the same quietly utilitarian spirit, in white square tiling, cork floor and a bath with over-shower. A rooflight draws daylight down, filling the room with dancing pools of light.

The refurbishment was a close collaboration between the current owner and From Works, and it shows in the coherence of the result. Rather than overrule the house, the work respects its proportions and its period character, reordering the plan and renewing the finishes so that it functions easily today while keeping the clarity and calm of the original design.
The rear garden is part timber-decked and part lawn, with an uninterrupted outlook over meadow and trees to the distant skyline. Mature shrubs soften the boundaries, and there is room to sit out on the deck. The front garden is laid to lawn, with a small seating area and pots, a quiet spot for morning coffee.

The Cator Estate is private, its roads owned and maintained by a long-standing residents' company, with mature planting and no through traffic, a pocket of quiet a few minutes from the village. The house has its own secure garage in a block within the estate, with unallocated residents' parking on the walk itself. There is a strong sense of community here, and a local following for the estate's post-war architecture: its Span houses open for London's Open House Festival, and the Blackheath Society runs walks and talks on the area's modernist buildings.

Blackheath Village is around ten minutes on foot, with independent shops along Tranquil Vale, a Sunday farmers' market and concerts at Blackheath Halls. The Heath and Blackheath Park lie close by, Greenwich Park beyond. The River Quaggy that gives the walk its name runs through the parkland nearby. Blackheath station runs Southeastern trains into London Bridge, Cannon Street, Charing Cross and Victoria, Kidbrooke a little further east.
