To the front of the flat is your generous twin-sashed reception room. It is the entire width of the building with white walls, picture-rail detail, and built-in alcove storage (cupboards and shelves).

Next door is the modern fitted kitchen (smart white units here are teamed with wooden worktops) with space for a table and chairs.

Up the stairs and your second bedroom sits above your first, with custom-fitted wardrobes to the alcoves. And finally, adjacent is the windowed bathroom - with a neat white suite and an over-bath shower.

Where are you? Telegraph Hill Conservation Area - designated in 1991 - takes its name from one of the semaphores located here from 1795 (to transfer messages between the Admiralty and its fleet during the Napoleonic wars). The houses were built from 1871 under the control of the then landowner, the Worshipful Company of Haberdashers, who set out strict guidelines to ensure the quality of their middle class estate. The pleasing result is terrace upon terrace of pretty houses on residential mature-tree-lined streets.

You are but a brief stroll from Brockley Station: Fare Zone 2 with regular services and Windrush line ones as well (nearby Nunhead Station further delivers Thameslink trains). The area by Brockley Station is pedestrianised and the cafes here pleasingly spill out into the street, giving it a warm European feel.

Central Brockley has more coffee shops, cafes, restaurants and bars (which are independent in the main), and the fab &osteo fitness studio and therapy rooms. We like Brickfields, Joyce, Tai, Brockley Brewery, Sundae and Browns of Brockley as just some examples. Ellary’s and Mauby are top spots too, on Harefield Road.

Nunhead with its high street and village vibe is also close. Here we highly rate BARD4100, Ayres bakery, Mother Superior and El Vermut bottle shops (with tables as well), The Pyrotechnist’s Arms and FC Soper wet fish shop.

We are fans of New Cross’s centre as well, with its pretty, historical buildings, and decent pubs and eateries - including The Rose Inn, The Earl of Derby, The Amersham Arms, Cup.phobun and Meze Mangal. Thanks largely to Goldsmiths University, New Cross attracts a cool crowd, and even has its own contemporary art gallery: Goldsmiths CCA.

Deptford High Street and Broadway are also local, for brilliant bars, cafes and restaurants - in Deptford Market Yard and on the high street itself (Jazu is ace, and there is a new TOAD bakery). And hip Peckham is also easily-reached for more options - some of our favourite SE15 spots are Peckham Bazaar, Levan, Forza Wine, The Begging Bowl, Ganapati, Peckham Levels and The Bussey Building.

For park-life... you have got Telegraph Hill's pretty Victorian ones (with views) close by. Telegraph Hill Upper Park is very popular on NYE for the panoramic views of London and the fireworks. Hilly Fields and Ladywell Fields and Nunhead Cemetery are also close. And Greenwich Park and Blackheath Common are all a short bus ride/cycle/drive.
