Description

Smashing, high-ceilinged one double bedroom Victorian conversion flat of 469 square feet, with a private garden (with direct access from the bedroom plus gated access round the back) and private off-street parking, too.

Find your new home in a well-connected position between Peckham and Camberwell centres, close to Burgess Park’s 56 acres (you are also handily close to a Puregym and a small Tesco store). The 136 will whizz you to Elephant & Castle for the tube, or walk to either Peckham Rye or Denmark Hill stations in 15-20 minutes.

Through the shared front door (there are just two others above yours) and your own front door is to your right. Open the door straight ahead to find your living room, complete with dado, picture rail and coving. The room is a good size at over 12 feet each way. And it is nice and bright owing to its southerly orientation (with a twist of west).

Next door in the hall is a built-in cupboard then your neat white-tiled bathroom. The kitchen is next along the hall from this, with a window looking out to the wide-side return area of your private garden.

Your dusky pink double bedroom delights with its double-aspect (a double-glazed door delivers you out to the garden) and deep built-in cupboard/wardrobe.

Your part-walled garden (of 5 metres by 6) is a cool, private oasis with a decked area and a gate connecting you to a shared rear space where you have a parking bay. Brilliant news for the move in, or if you have wheels or your visitors do.

Peckham and Camberwell and their respective stations (Peckham Rye and Denmark Hill) are both a 15-20 minute walk: for Windrush and regular rail services. There are also excellent bus routes on your doorstep and from Peckham Road/Camberwell Church Street, to Elephant & Castle or Oval tube stations and beyond.

For the fitness-focused, there is a very local Puregym on Southampton Way (as well as leisure centres in Peckham and Camberwell). And Burgess Park has a popular parkrun each Saturday at 9am.

Socialising? Both of your local town centres have lots on offer including (in SE15) Bellenden and Choumert Roads, Blenheim Grove and trendiest Rye Lane with rooftop bars, cinema and brilliant restaurants. Examples are Ganapati, Levan, Artusi, The Begging Bowl, Miss Tapas and Mr Bao.

In SE5, we rate The Camberwell Arms, Theo’s, Silk Road, Veraison Wines, Little Cellars and The Crooked Well. For easy-grab groceries there is a small Tesco store on Southampton Way. For luxury ones, check out Gladwell’s and TOAD bakery in strollable Camberwell.
