Description
This house has been so much more than just a home to us. It’s where our family has grown up, celebrated milestones, and made memories we’ll never forget. From the moment we bought it, it just felt right.
Eleven years ago we extended the lounge and kitchen, and it quickly became the heart of the home. It’s where the kids spent countless hours with their friends - birthday parties, sleepovers, family dinners, and evenings all together around the table. Some of our happiest memories have been made in that space.
We’ve also been incredibly lucky with the neighbours here. There’s a real sense of community, which made settling in easy from day one.
The location has been brilliant for family life too. Being close to the town centre and train station has always been handy, but what we’ve loved most is how peaceful it feels, especially with the river walks nearby. The children always enjoyed being able to walk safely into town with their friends as they got older.
Good schools were a huge reason we chose the house in the first place, and it turned out to be the perfect place to raise our family. It will always mean a lot to us.

Situated within a quiet cul-de-sac in Avon Place, this extended three-bedroom terrace offers generous open-plan living space alongside excellent access to Reading town centre and the station.
The rear extension has created a fantastic family hub combining lounge, dining and kitchen space - ideal for everyday living and entertaining alike. Upstairs, the master bedroom is a comfortable double, supported by two further bedrooms (one a good-sized single and one ideal as a nursery, child's room or home office) - alongside a well-presented family bathroom. Outside, the rear garden is well manicured, bursting with colour and benefitting from a shed and rear access.
The location works particularly well for buyers wanting convenience without sacrificing a quieter setting. River Kennet walks are moments away, Reading Station is approximately one mile away, and there is easy access to schools, parks and local amenities.
A well-extended home offered in good order, with no onward chain and the groundwork already done to support a smooth transaction.

Pre-ordered Searches - To keep things moving from day one, searches have already been pre-ordered and are ready to go - water and drainage, environmental and local authority. Buyers purchase the existing search pack from our agency as part of the transaction, which simply replaces what your solicitor would have ordered anyway. No duplication, no extra cost - just a faster start.
Solicitors - We have a panel of trusted solicitors we can refer you to - Apex Law, HSR Law, and Bannister Preston Solicitors. All three firms work remotely and handle conveyancing across England and Wales, so you're in safe hands wherever you're based. We can arrange a free no-obligation quote for you, and if you choose to instruct one of them, we will receive a referral fee of up to £250.
Mortgages - If you need finance, we can introduce you to Brian at the Mortgage Advice Bureau. They're one of the UK's leading independent mortgage brokers and Brian looks after our clients personally. We may receive a referral fee of £250 if you take out a mortgage through them.
Anti-Money Laundering Checks - We're required by law to verify the identity of all buyers. We use a secure third-party system to carry this out, and there's a fee of £40 + VAT per person. This is non-refundable. We'll let you know exactly what's needed and how to complete it quickly - it usually only takes a few minutes.
