FOR SALE WITH NO ONWARD CHAIN. A beautifully presented, move in ready three bedroom detached home, built in 2020 and occupying a particularly generous corner plot on the popular Boyton Place development. With approximately 93.5m2 / 1006 sqft of accommodation, a wrap around garden, garage and excellent driveway parking, this is a modern family home that offers considerably more space both inside and out than many properties of its type.

The house has been exceptionally well maintained and thoughtfully presented throughout, allowing a new owner to move straight in without the usual list of jobs waiting for them. There are also approximately four years remaining on the original NHBC warranty, offering further reassurance for buyers.

The ground floor has a practical layout designed around family life. The entrance hall provides access to a generous sitting room measuring approximately 18'4" x 10'2". This is a comfortable, bright reception room with plenty of space for a substantial sofa arrangement, a stylish feature media wall and French doors opening directly onto the garden.

Across the hall is the kitchen and dining room, another impressive room at approximately 18'4" x 10'6". The contemporary kitchen is finished with sleek grey cabinetry, contrasting work surfaces and a peninsula which provides additional preparation space and a natural divide between the kitchen and dining areas. There is ample room for a family dining table, making this a sociable space for everything from weekday dinners to entertaining friends.

A separate utility room is a particularly useful addition in a three bedroom home, keeping laundry and day to day clutter away from the main kitchen, while a downstairs WC completes the ground floor.

Upstairs, the principal bedroom is an excellent size at approximately 14'5" x 10'6" and benefits from fitted mirrored wardrobes together with its own en-suite shower room. Two further bedrooms provide good flexibility for children, guests or working from home, while the family bathroom is finished in a clean, modern style and includes a full size bath.

One of the property's biggest advantages becomes apparent outside. Its corner position creates a generous wrap around plot with considerably more garden space than typically expected from a modern development. The garden is predominantly laid to lawn with space for outdoor seating and entertaining, while offering plenty of room for children and pets to enjoy. The additional space around the side of the house also gives the plot a more open feel.

Parking is equally impressive. A long driveway runs alongside the house and provides multiple off road parking spaces before reaching the detached garage, ideal for additional parking, storage or bikes and family equipment.

Location

Orbell Avenue forms part of the modern Boyton Place development at Little Wratting, immediately to the north east of Haverhill. It is a particularly useful location for families because it combines the more open feel of the edge of town with quick access to Haverhill's schools, shops, leisure facilities and everyday amenities.

Geographically, Haverhill sits in the south west corner of Suffolk, close to both the Cambridgeshire and Essex borders. Cambridge is approximately 17 miles away, Newmarket approximately 12 miles and Bury St Edmunds around 19 miles, making the area a useful base for buyers whose work or family life takes them across several parts of East Anglia.

Road connections are one of Haverhill's strengths. The A1307 provides the principal route towards Cambridge and connects with the A11 at Fourwentways, while the A143 runs from Haverhill through Little Wratting towards Bury St Edmunds. The B1061 also provides a useful route towards Newmarket. This gives the property good access to Cambridge, Newmarket, Bury St Edmunds and the wider A11 and M11 corridors without having to live in a larger city.

Haverhill itself provides the everyday infrastructure families need, including supermarkets, High Street shopping, a Friday and Saturday market, cafes, restaurants and a range of leisure facilities. Haverhill Leisure Centre includes swimming pools, a large gym, sports halls, squash courts and children's facilities, while the town also has a five screen Cineworld and the Haverhill Arts Centre, which hosts cinema, theatre, comedy, music and family events.

There is plenty for families to do outdoors too. East Town Park provides around 50 acres of meadows and woodland, children's play facilities, picnic areas and a network of walking routes, including connections towards the Stour Valley Walk. Haverhill Recreation Ground also offers a children's play area and seasonal splash pad, while The New Croft is a major local sports hub with football facilities, community programmes and newly opened padel courts.

For schooling, Suffolk County Council's current 2026/27 catchment information places Orbell Avenue within the catchment area for Kedington Primary Academy, which Ofsted currently lists as Good. Other primary schools within Haverhill include Westfield Primary Academy and New Cangle Community Primary School, both also currently rated Good by Ofsted.

For secondary education, Haverhill is served by Samuel Ward Academy and Castle Manor Academy. Ofsted currently lists both schools as Good, with Samuel Ward also providing sixth form education for ages 11 to 18. As academy admissions arrangements can differ, buyers with school age children should check the latest admissions criteria directly for their chosen school.

Although Haverhill does not have its own railway station, there are several useful options within driving distance. Dullingham is the closest at approximately 8 miles from the property and provides services towards Cambridge, with Greater Anglia currently operating up to around one train per hour on weekdays. Newmarket station is approximately 10 miles away and also provides direct services to Cambridge. For London commuters, Audley End is approximately 12 miles away and offers direct Greater Anglia services to London Liverpool Street, currently running up to twice per hour on weekdays.

For a family wanting a modern home without taking on a project, Orbell Avenue makes a particularly strong case. The combination of just over 1000 sqft of accommodation, separate sitting room, large kitchen and dining room, utility, en suite, generous corner garden, garage and substantial parking along with an edge of town setting keeps schools, leisure facilities, countryside and major road connections within easy reach.
