Alternatively, tenants can choose our deposit replacement option and avoid paying a traditional deposit. Instead, you will pay a one-off check-in fee equivalent to 28% of the monthly rent + VAT - significantly less than a One Month deposit.

    Living at Granary Quay offers a wonderful balance between vibrant West End living and peaceful riverside surroundings. The location in Partick is unbeatable for convenience—supermarkets (Morrisons, Sainsbury's, Lidl) are just a short walk away, alongside fantastic local cafes, pubs, and restaurants on Dumbarton Road and Byres Road. Transport links are exceptional with the Partick Interchange (train, subway, and buses) nearby, making commuting into the city centre or heading out of town effortless. The riverside walkway is great for daily strolls or running, and the street itself is quiet, clean, and safe with minimal traffic noise.

    How has the building management responded to any problems or issues you have raised:

    The management team is remarkably proactive and quick to respond. Any maintenance query or minor issue I have logged was acknowledged almost immediately and resolved within 24 to 48 hours. The staff follow up personally to make sure everything is working properly, which gives real peace of mind.

    Please share one thing (or more) which you wish you had known before you moved in:

    I wish I had known just how well-insulated and energy-efficient the flats are—they stay naturally warm through winter, meaning heating bills are pleasantly low. Also, definitely take advantage of the communal lounges, co-working areas, and resident social events right from week one, as they make settling in and meeting neighbours effortless.

    The area has good access to Leeds city centre — it’s only a 10–15 minute walk, and trains are easy to reach, which is one of the strongest positives of living here. However, the immediate surroundings are quite limited in terms of shops and bars. There are a few places within walking distance, but the choice is fairly narrow, and you’re mostly stuck with the inflated prices at the nearest Tesco Express if you need something quickly. The stretch towards Holbeck is quite barren and visually run‑down, which doesn’t add much to the local feel, though it’s manageable if you’re heading into town. Unfortunately, anti‑social behaviour has been getting noticeably worse. There are frequent fireworks at night, cars speeding at all hours, and NOSS canisters and syringes have been found outside the complex before. There have also been reports of homelessness extending into people accessing buildings, which raises understandable concerns about safety. Security issues around the car park overseen by Leodis have been mentioned too, including cars being broken into and bikes stolen. Parking availability is extremely poor. Spaces aren’t included with the flats, and the cost of a space is high (around £120 a month last I heard). This leads to people parking on the pavements so heavily that the paths can become unusable. It’s a persistent issue and makes the street feel cramped and poorly managed. Overall, while the location is convenient for getting into Leeds, the immediate area suffers from limited amenities, worsening anti‑social behaviour, and serious parking and security problems

    Building management generally responds in a way that feels more focused on charging tenants than actually helping. When issues are raised, they often look for a way to bill you, even for things that are clearly wear and tear. Requests for improvements or reasonable changes (like a corner sofa or pet permission) are usually met with a flat refusal. Even simple things, like replacing a worn key fob, became a negotiation. While some staff are helpful, the overall approach feels inconsistent, profit‑driven, and rarely supportive of long‑term residents.

    Please share one thing (or more) which you wish you had known before you moved in:

    One thing I wish I’d known before moving in is how limited and inflexible the furnished design actually is. You don’t get much choice, and even long‑term residents can’t request simple changes like a corner sofa. I also wish I’d known how many extra charges management tries to apply for things that are clearly wear and tear, and how inconsistent the “pet‑friendly” policy really is. The included internet is unreliable, the gym is often too busy to use, and resident events book up instantly. These are things you’d never notice from a viewing, but they make a big difference once you live here.

    Excellent location, right on the boarder with Chinatown and only a-10 min walk to Bullring shopping center that really has everything as well as Birmingham New Street and Moor Street stations that connects across the country. Plenty of restaurants and shops a short walk away. The building is secure, offers parking options, parcels holds and maintenance on site. There is some residual noise from the night bars on weekends but very good noise isolation when windows are closed.

    How has the building management responded to any problems or issues you have raised:

    Very quickly and professionally. Had no issues is anything was needed.

    Please share one thing (or more) which you wish you had known before you moved in:

    If you are very sensitive to noise then try a flat on a higher level as there is residual noise from neighbouring bars but only on the weekend and only when flat windows are left open.

    I needed a short stay due to work and had approached several other complexes. Except Granary Quay, every other complex presented me with issues. Granary Quay made it so easy from the outset, application completed with ease and super quick! My experience with staff and apartment has been great! It’s a very conveniently located , accessibility’s to city is good. Highly recommended!!

    How has the building management responded to any problems or issues you have raised:

    Extremely Prompt with any queries however there were no issues.

    The location is very convenient, with the train station within easy walking distance and plenty of restaurants, cafés and other amenities nearby. There are also some great gyms in the area. I always felt comfortable living here and found it very easy to get around Birmingham.

    How has the building management responded to any problems or issues you have raised:

    The management team were always responsive and willing to help whenever I had a question or issue. Communication was easy, and the staff were friendly and practical in helping to find solutions.

    Please share one thing (or more) which you wish you had known before you moved in:

    I wish I had known before moving in just how approachable and helpful the onsite team would be — it would have saved me a lot of unnecessary worries. If anything breaks, you can simply report it through the app and the maintenance team will arrange to fix it. Parcels are handled really well, and the team always responds promptly whenever you need help. I genuinely had a great experience living here, from the maintenance team to the management team, especially Mohammed and Paul. If any of my friends were moving to Birmingham, I would definitely recommend this place.
