Description

Fully rebuilt, contemporary home with village setting and river frontage

Description

Completed in 2019, Riverside was fully rebuilt, creating a stylish and contemporary detached house arranged over two bright, open floors, with pretty front and rear gardens and a separate studio.

A vestibule leads through to the open-plan living spaces, where the kitchen and sitting, dining and family room extends across a large part of the ground floor accommodation. South-facing glazed doors span the full length of the room and open onto an extensive timber deck that enjoys the beautiful views across the surrounding hillside with the River Dochart below. There is a wood-burning stove within the sitting area, and the dining/family space easily sits six around the dining table, leaving space for a second, less formal sofa area. The adjoining kitchen is fitted with contemporary cabinetry, an induction hob with integrated extraction fan, Quooker boiling water tap, an integrated NEFF double oven, microwave and wine cooler, together with a breakfast bar. A separate utility room lies beyond, with its own external door leading to the front garden.

Bedroom one sits at the most eastern end of the house and is a generous double with en suite shower room and adjoining storage. Bedrooms two and three, the former currently arranged as a study, are located off the ground floor hallway alongside a family shower room. All three bedrooms enjoy picturesque southerly outlooks that draw in plenty of natural light throughout the day, and bedroom three has its own glazed door access out to the timber deck and the garden below.

Stairs rise to a versatile first-floor bedroom suite, currently arranged as a lounge, which has its own stylish bathroom and adjoining study/office area. The room has two wide top-hung awning-style windows that open outwards and through which the panoramic hill views can be enjoyed.

Outside, Riverside sits within about half of an acre of private gardens that encircle the property, offering a peaceful and secluded spot from which to enjoy the River Dochart. The substantial south-facing timber deck is raised, capturing the best of the sun, spectacular views and outlook, and has steps down to the rear garden. The garden is mostly laid to lawn and leads to the riverbank, with gated access to the River Dochart itself. A detached timber-clad studio/store offers a further versatile space, ideal for either home working, hobbies or additional storage. To the front, a handsome dry-stone wall and gravelled path border a miniature wildflower meadow, while raised timber beds give plenty of space for growing a variety of vegetables. In addition, there is a bespoke wood-fired pizza oven and useful garden shed.

There is private off-street parking to the front of the house.

Location

Riverside sits in a private setting off Craignavie Road on the north edge of the River Dochart in Killin. Killin is one of Highland Perthshire's most picturesque villages, renowned for the spectacular Falls of Dochart which cascade through its centre. Craignavie Road follows the course of the River Dochart upstream from the historic Bridge of Dochart, and the gardens at Riverside run down towards the wooded riverbank beyond.

Killin sits at the north-western end of Loch Tay, within the Loch Lomond and The Trossachs National Park, surrounded by some of Scotland's finest hillwalking country, including Ben More, Ben Lawers and Ben Lui. Loch Tay itself offers sailing, canoeing and trout fishing, while the surrounding hills and glens provide extensive walking, cycling and field sports opportunities, such as fishing. The village retains a strong sense of community, with a primary school, a range of independent shops, cafés and restaurants, a Co-op supermarket, the McLaren Hall (an events venue), and an active programme of local clubs and societies.

Kenmore, located at the other end of Loch Tay (17 miles) offers a numerous additional restaurants, hotels and outdoor activity centres. The newly refurbished Taymouth Marina Spa Resort and Restaurant is a popular destination and is located next to the Scottish Crannog Centre which features an Iron Age Museum.

Perth (44 miles), Stirling (37 miles), Glasgow (62 miles) and Edinburgh (75 miles) are all readily accessible by road, offering a full range of business, leisure and shopping facilities, while Glasgow and Edinburgh both have international airports (62 miles and 66 miles respectively) with an extensive range of domestic and overseas flights. Crianlarich, Stirling, and Perth railway stations (13.5 miles, 37 miles, and 45 miles respectively) have direct sleeper services to London.
