The welcoming entrance hall provides access to the principal reception rooms. The spacious sitting room is filled with natural light and offers an inviting space to relax, complemented by period detailing and countryside views.

At the heart of the home sits the beautifully proportioned kitchen, thoughtfully designed with an excellent range of fitted cabinetry and ample work surfaces. The adjoining utility room and cloakroom provide practical day-to-day convenience, whilst the nearby boot room is perfectly suited to country living.

The formal dining room is ideal for entertaining, comfortably accommodating large family gatherings, whilst the adjoining garden room provides a peaceful place to enjoy views across the gardens throughout the seasons.

The first floor continues to impress with four generous double bedrooms.

The principal bedroom enjoys excellent proportions together with its own en-suite bathroom, while the remaining bedrooms are served by well-appointed family bathroom facilities. Each room enjoys attractive outlooks across the surrounding gardens and paddocks, creating a wonderful sense of peace and privacy.

Throughout the property, exposed beams, traditional stonework and period features blend effortlessly with practical modern living, creating a warm and welcoming family home.

Step Outside

The grounds are undoubtedly one of Upper Minnetts’ greatest assets.

Extending to approximately 6 acres, the property offers beautifully maintained gardens alongside enclosed paddocks, making it equally suited to families seeking outdoor space or buyers with equestrian interests.

A substantial range of traditional stone outbuildings provides over 2,100 sq ft of highly versatile accommodation. Whether utilised as workshops, stores, hobby spaces, home business facilities or, subject to any necessary permissions, offering future development potential, they represent an exceptional opportunity rarely found with properties of this nature.

The impressive kennel/stable block incorporates nine individual stables together with useful ancillary storage, making the property particularly attractive for horse owners or those wishing to establish a small private equestrian facility.

Two generous garages provide secure parking alongside extensive additional driveway parking for numerous vehicles, horseboxes or trailers.

The gardens have been thoughtfully arranged to create a variety of seating and entertaining areas, complemented by a charming summer house and separate garden room, allowing the grounds to be enjoyed throughout the year.

Surrounded by mature trees and open countryside, Upper Minnetts offers a remarkable level of privacy and tranquillity whilst remaining only minutes from major transport links.

Offering an exceptional combination of character, versatility and lifestyle appeal, Upper Minnetts presents a rare opportunity to acquire a traditional Monmouthshire country home with outstanding equestrian facilities and extensive ancillary accommodation in one of the area’s most convenient rural locations.

Location

Upper Minnetts enjoys an enviable rural position on the outskirts of Rogiet, surrounded by open countryside yet exceptionally well connected for commuting.

The nearby village of Rogiet offers everyday amenities including a primary school, village shop, public house and railway station with services to Cardiff and Cheltenham. The neighbouring town of Caldicot provides a wider range of supermarkets, cafés, restaurants and leisure facilities together with the historic Caldicot Castle and Country Park.

Chepstow lies approximately six miles away, offering boutique shopping, excellent schools and riverside restaurants, whilst Newport, Bristol and Cardiff are all easily accessible via the nearby M48, M4 and Severn Bridge.

For those who enjoy outdoor pursuits, the surrounding Monmouthshire countryside offers an abundance of walking, cycling and riding routes, with the Wye Valley, Forest of Dean and Tintern all within easy reach.

Vendor Insight

“I have always loved the peace and privacy of this special place,” says the owner. “Upper Minnetts feels like stepping into your own hidden world, tucked away in the forest and completely surrounded by nature, yet still within easy reach of everything one needs.”

Originally built around 1860 as a woodcutter’s cottage, the property has evolved into a spacious family home set within approximately 6.5 acres of woodland, paddocks and gardens. “The approach is very special,” says the owner. “You come up a private lane through the forest before arriving at the electric wooden gates, where the house is completely hidden from view. The first thing you notice is the tranquility. The birdsong is incredible, and every time I come home, I get such a wonderfully welcoming feeling.”

The house has been carefully enhanced over the years, including the addition of a conservatory in 2017, now used as a peaceful study overlooking the pond garden and gazebo. “It’s such a restful space,” they say. “You feel connected to nature while still being inside. We have so much wildlife here, from ducks and newts to squirrels, foxes and an established bat colony. Even the Wildlife Trust has visited to see the variety of insects and species we have.”

Outside, the gardens are a haven for wildlife, with mature trees, colourful planting, a koi and goldfish pond, paddocks and woodland views. “The walnut tree paddock is one of my favourite areas, with a tree that is hundreds of years old and produces masses of walnuts,” says the owner. “The forest views are beautiful, and I love hearing the trees moving in the wind. It’s incredibly sheltered here and protected from the weather – it often feels like we’re in our own little microclimate.” Every room enjoys a lovely aspect, and “I love my bedroom with its three windows and beautiful outlook,” says the owner. Stabling, shelters, kennels and ample parking further add to the appeal.

Despite its secluded setting, the property is well connected, with Rogiet train station nearby offering links to London, Bristol and Cardiff, while the village of Magor provides cafés, restaurants, pubs and everyday amenities. “The location is fantastic for exploring, commuting and feeling connected.”

“We’ll miss the feeling of coming home most of all,” reflects the owner. “Whatever is happening in life, the moment you arrive here, the stresses just seem to disappear. A friend once said it was like arriving in Narnia, and that really sums it up.”
