Description

Fabulous five double bedroom semi-detached and bay-fronted house delivered over three floors and 1570 square feet (incorporating a deftly-done loft extension), with a smart and low-maintenance rear garden, front garden, and side access to boot! Parking is unrestricted in this neighbourhood, on-street.

Find your new handsome and turnkey home winning-at-life close to the southerly end of Peckham Rye Park and Common's 113 acres, on the Nunhead side. Ivydale Primary School is popular and just a short walk, as is The Puddleduck Nursery.

Your local stations are Nunhead, Peckham Rye and Brockley. All are around a mile from the house and Fare Zone 2. Bus travel is easy from here as well.

A modern timber gate delivers you to the front garden. In your front door and your delightful double-reception with stripped floors rests to your left. This runs over 26 feet to a double-glazed back door onto the wide paved side-return area of the garden. A wood-burner impresses in the front reception, plus custom-made shutters (these pleasingly feature again and again upstairs) to the bay, alcove storage and shelves, and a window seat with storage.

At the rear of the house you have a generous double-aspect kitchen/dining room of 22 feet by 10 feet, with glazed French doors onto the dishy decked and lawned garden. Your fitted kitchen is a timeless Shaker-style with solid wood counters. Stripped floors continue through. At the foot of the room onto the garden is a large space for casual through to formal dining.

Up the stairs, you will first find both bath and shower rooms (both are windowed, and the bathroom has a traditional-style suite including a free-standing bath), and beyond, a bedroom to garden views (of 10 feet by over 8 feet). Fitted to-the-ceiling book-shelving hugs one corner.

To the front of the house and taking the width of it, your bright master bedroom is 15 feet by over 14, with splendid storage (wardrobes and drawers) and a window seat (with more built-in storage!), and adjacent is your third bedroom - of over 11 feet by over 9, with a tall alcove wardrobe.

Your second floor hosts your two final double bedrooms (9 feet by nearly 12 feet and 16 feet by over 8 feet) and a contemporary shower with Velux window. Your front bedroom has great accessible eaves storage.

Green space? Peckham Rye Park and Common is your most local green space (three minutes from your door, if that!), comprising a Victorian Park and historic common. A pleasant refuge for both the local community and wildlife; it is home to ornamental gardens, streams, woodland and a lake, playgrounds and a cafe, plus outdoor gym. The park has been awarded Green Flag award and has a long, rich and engaging history.

Nunhead Cemetery (one of 'The Magnificent Seven') is a joy for walks/dog walks as well, and community-run Aquarius Golf Course is super close.

At the tip of the common, you have a host of cool eateries, bars and cafes. A handful are Mr Bao, Bahn Bahn and Bake with Monia.

Bellenden Road, Rye Lane and Blenheim Grove are also strollable for yummy restaurants, an array of bars and pubs, Peckham Levels, The Bussey Building and Peckham Plex cinema (films for £5.99!).

You are but a short stroll from Nunhead and East Dulwich's town centres, too. North Cross Road has an ace Saturday market. And Brockley is also close. Shopping, restaurants, cafes and pubs are all easily reached. There is a useful convenience store nearby on Cheltenham Road for milk, papers, beans and such.

The Ivy House, The Waverley, The Herne and The Angel Oak are all lovely local pubs.
