Description
Description
Tyning Place is an attractive terrace of eleven period cottages set in a really peaceful location in the heart of the old part of the village. They are believed to have been built c.1830's for local Quarrymen. This cottage is conveniently situated towards the middle of the terrace and benefits from additional land having been acquired over the years. This now provides off-street driveway parking for several vehicles and an external workshop potential home office space.
The property has been completely refurbished throughout including upgraded electrical system and plumbing/heating system. New kitchen, bathroom, flooring throughout and regaining period features in two Bath stone fireplaces. The finished product is a testament to the owners work and vision to reclaim this as a comfortable family home.
Accommodation
You enter into a glazed porch, which is useful for coat and shoe storage and then through the front door into the hallway. The hallway provides access to the sitting room, kitchen and an understairs storage cupboard. The sitting room has a window to the southerly aspect front and an exposed Bath stone fireplace. The kitchen is newly fitted with wall and floor units with granite worktop, inset sink, double oven with gas hob and extractor, integrated dishwasher and space for a good size dining table.
A door leads you to a utility room with space for a washing machine, dryer and single freezer with shelving. You will also find a downstairs WC and door to the lane at the rear of the terrace. This is a useful bin storage space as it leads back to Tyning Road.
First Floor
To the first floor you find a spacious landing which gives access to all three bedrooms and family bathroom. Bedroom one is a good size double room with exposed Bath stone fireplace. Bedroom two is also a good size double room to the rear aspect with bedroom three being a single room with window overlooking the garden to the front aspect. The newly fitted bathroom provides bath, walk-in shower cubicle, washbasin and WC. There is a good size loft space which is accessed via a drop-down ladder and has a rooflight.
Externally
To the front of house is a small garden area where a gate leads you onto the lane of the terrace. Crossing this takes you through another gate and into the main garden. As you head down the garden it widens providing plenty of family space. To the rear a path leads to the workshop with the driveway in front providing parking for at least two vehicles. A lane leads back to Tyning Road from here.
Location
Combe Down sits on a level ridge approximately 1.25 mile (2 km) to the south of Bath city centre. It sits at an altitude of 500ft and hence has always been renowned for its clean air quality with many moving from the city for this reason. The village is adjoined to the north by large areas of natural woodland with public footpaths offering stunning panoramic views overlooking the city and equally gratifying views of the Cotswold (AONB) valleys to the south.
There is simply no other village like it on the outskirts of the city with such a wide range of local amenities and schooling. This makes it a very popular place for families and those looking for an area with a rural feeling but still within walking distance of the city. You will find every level of schooling in the local vicinity with three nurseries, two academy primary schools, Ralph Allen academy senior school and two independent schools in Prior Park and Monkton Combe, both with pre-prep, prep and senior schools.
