Description

Ashott Barton is a beautiful ring-fenced Exmoor farm with exceptional views from all over the farm as well as from the non-listed, south-facing farmhouse which is at the centre of the land. For the equestrian enthusiast there is spectacular outriding directly from the farm.

The farmhouse is set in a south facing position and the spacious accommodation benefits from an abundance of natural light. Approached from a stone courtyard, stable doors open to a spacious Boot room and interconnecting Utility with two Belfast sinks and well fitted kitchen units leading to the Kitchen with inglenook fireplace and bread oven fitted with four-oven Aga and electric ceramic hob, bespoke fitted units with marble and beech surfaces and 1 1/2 bowl Franke sink. A large Dining room with a fireplace and French doors opening onto the terrace. Cloakroom/ Shower with W.C., handbasin and shower. The main reception room comprises the extremely well-proportioned Drawing room including lots of natural light and a stone fireplace beyond which is a ground floor Double Bedroom/Study, above this room there is a loft space offering potential to extend. From the Reception Hall the main staircase leads to the first floor where there are Three Double Bedrooms one ensuite) and Two further Single Bedrooms and a Family Bathroom. A secondary staircase leads back to the farmhouse kitchen.

To the front of the house there is a sunny south-facing terrace, bordered with flower beds. Steps lead down to the sheltered garden surrounding the house, which is mainly laid to lawn and interspersed with shrubs and herbaceous flower beds. Stone pillars lead through to the old orchard. There is a stone outhouse with WC.

An attractive range of traditional stone-built single and double storey barns together with an extensive range of modern farm buildings as below. Planning consent has recently been granted for substantial extensions to two buildings.

The farm is bisected by Newnham Lane with the farmstead and approximately 219 acres lying to the north of it and a block of 136 acres to the south. Newnham Lane provides all weather access to fields and is a secure ‘tunnel’ for moving animals easily. The fields are of a good size and bounded by traditional banks and laid hedgerows of varying ages, offering shelter to livestock and habitat for wildlife. The majority of the land is productive pasture with small areas of gorse and woodland that are stunningly beautiful, provide habitat for plants and wildlife as well as shelter for livestock and are in the higher tier of the farms HLS agreement.
