Description

Smart terraced house delivered over three floors and 1773 square feet, with four bedrooms, three bathrooms (plus a downstairs w.c.) and an independent home office/dressing room. A sunny low-maintenance garden rounds off the offering; this is pleasingly west-facing with a twist of south, and a low-maintenance design.

The location is an oft-requested residential tree-lined street between Nunhead and Queens Road Peckham stations. Walk all of six minutes to either! Peckham Rye Station is a 15 minute walk. Nunhead’s thriving high street and Conservation Area, Victorian library and central green are also close, as is the cool area hugging QRP Station.

Kids? Local well-regarded schools include Edmund Waller, Ivydale, St Thomas the Apostle, Hatcham College and John Donne. And local green spaces include the Telegraph Hill parks, Nunhead Cemetery, and Peckham Rye Park and Common.

The house has had just two previous careful owners. It is a modern-build which blends exceptionally well externally with the Victorian properties on the street (big bay window, brick-built, sensitivity to proportions etc.) and it offers up a strong, practical, and entertaining/hosting-friendly interior.

From the hall, the large and large-profile-tiled kitchen/diner (which extends over 23 feet) sits to your left. The fitted kitchen is a modern glossy one, with loads of cupboards paired with snazzy granite counters.

Beyond you have a plumbed utility room, then the big and bright reception room. Find solid oak floors and wall-spanning double-glazed folding doors onto the garden here. The garden is simply paved and fenced. A downstairs w.c. completes the tour of the ground floor.

Up to the first floor, a good double bedroom sits to the rear, of over 14 feet by over 10. Next door is the property’s main bathroom, with contemporary white sanitary ware including twin sinks, and an over-bath shower.

To the front of the first floor you have a huge master bedroom of 15 feet by over 14, with brilliant built-in storage, and a smart and windowed en suite shower room.

Your second floor hosts two further double bedrooms (you will note the super proportions, as downstairs); the front room has accessible eaves storage, built-in storage, an en suite shower room, and skylight windows. There is also a skylit home office/dressing/hobby room.

What is local? Central Nunhead has a popular community centre by AOC Architects (classes etc.) and some ace independent staples: Ayre’s bakery and Soper’s wet fish shop, for example. Further fine establishments include BARD4100, The Old Nun’s Head, The Pyrotechnist's Arms, El Vermut and Goodcup/Goodnights (all are on Nunhead Lane itself). And Peckham Bazaar on nearby Consort Road is a great table to grab, with pan-Balkan cuisine and a winning wine list.

The area around QRP Station has lots of good spots: Eagle Eats bakery, Connie’s pizzeria, Blackbird Bakery and Beer Rebellion - to name a few.

You are also just a 15 minute walk from central Peckham for options such as Peckham Levels, The Bussey Building & Copeland Park, and a multitude of places to eat and drink on and around Bellenden Road. Examples are The Sourcing Table, Pizza Nerds, Bara, Levan, Hausu, Artusi, Lai Rai, The Begging Bowl and Ganapati.

Central New Cross is also close for more choice (The Earl of Derby, The Rose Inn etc.) And don’t miss contemporary art gallery: Goldsmiths CCA). Camberwell, New Cross and Deptford are also no great distance.
