DESCRIPTION
Lavender Cottage is a delightful Grade II listed period house in a very pleasant rural setting just to the south of the village of Northchapel. The property was once part of The Leconfield Estate and probably dates from the 1700’s with Victorian and more recent additions. The attractive external elevations include red brick with part tile hanging, interspersed with a combination of casement and leaded light windows all under pitched roofs covered in clay tiles. There is lot of character including exposed beams and an inglenook fireplace, and the property has been restored and improved by the current owners over a number of years.

The very well presented accommodation includes, on the ground floor, a lobby, inner hall, living room with an inglenook fireplace fitted with a wood burning stove, a sitting room, dining room, kitchen/breakfast room with an extensive range of cupboards and an electric Aga, a utility room/boot room, shower room and rear hall. On the first floor there are 5 bedrooms, a family bathroom, with airing cupboard and a separate wc.

Outside, the property is approached over a gravel entrance drive, with parking for several cars and a double garage to one side. There is also a useful shed/log store. The garden is beautiful and is a great addition to the property and has lovely rural views over the adjoining farmland and woodland beyond. The garden includes large areas of lawn, interspersed with beds planted with a variety of flowering plants and a wide variety of mature shrubs and trees. There is a large paved terrace, with access from the sitting room and utility room, with a well to one side. The garden also includes a wooden summer house, a lovely greenhouse, a shed and an orchard, all enclosed by mature hedges, mature trees and post and rail fencing.

SITUATION
Lavender Cottage is situated just to the south of Northchapel, which includes a village shop/post office, and which offers easy links by road to the old market town of Petworth (about 4.5 miles) to the South, a picturesque and historic old market town dominated by Petworth House with its beautiful 750 acres of parkland. The town has a selection of independent shops for everyday needs. Haslemere (about 6 miles), with a wider selection of shops and a mainline railway station, giving direct access to Waterloo. About 10 miles to the north is the A3, which gives access to Guildford an on to central London. Gatwick is about 35 miles to the north east. There many lovely walking opportunities in the local area.

SERVICES
Mains electricity and water are connected. Heating and hot water is via an oil fired boiler with radiators. Private drainage. Fibre broadband is available.
