Description

SITUATION.
1 Springfields comprises an attractive detached bungalow which is located in a popular residential area within the highly desirable village of Colyford. This is a convenient location being within a short walk of the local amenities which include an excellent general stores and butchers, café, village hall and two public houses. The renowned Colyton Grammar School, one of the country’s top mixed state schools, is within a short walk and the property is also well-placed for the coastal town of Seaton with its glorious pebble beach on the magnificent World Heritage Jurassic Coast. 1 Springfields has access to some delightful walks in the near vicinity and the Seaton Wetlands are close at hand, as well as beautiful walks along the River Coly and through the East Devon National Landscape.

The village lies approximately 1 mile south of the handsome town of Colyton and 1.5 miles inland from Seaton which has a wider range of amenities including supermarkets, banking hub, doctors surgery and primary school, along with many independent shops and eateries. The market town of Axminster is approximately 5 miles away with a main line rail link to London Waterloo. The Cathedral City of Exeter is some 25 miles to the west and has a comprehensive range of amenities, international airport, M5 access and main line express rail link to London Paddington.

THE PROPERTY.
1 Springfields was built in the 1970s and is of traditional construction with principally rendered and clad elevations under a tiled roof. It has been the subject of a considerable programme of restoration and refurbishment over the past six years and is found in superb order with great care and attention given to the fittings and overall finish. This has included a full re-wire and re-plumb including replacing the boiler, installing new grey uPVC double glazed windows and doors, adding new floor coverings and converting one of the single garages into a fabulous bedroom/crafting room with an electric Velux window. The level of finish is of superb quality and there are some delightful features such as the engineered oak floors, beautiful column radiators and quirky fittings in the craft room.

A covered porch opens into an entrance hallway which gives access to a delightful L-shaped sitting/dining room which features an electric fire and two stylish copper coloured radiators. The kitchen has a good range of base and wall units and a door to the side onto a partly covered decked terrace, and there is also an office (which could be used as a fourth bedroom) with a sliding door into a boot room which has access to the outside. Bedroom two is currently used as a fabulous crafting room and there are two further double bedrooms, the principal of which has delightful views over the garden. Servicing the bedrooms is a stunning contemporary shower room and a cloakroom.

GARDENS.
Undoubtedly one of the principal features of 1 Springfields is its superb garden which enjoys a wonderful sense of maturity and has been thoughtfully planted over the years with a wide variety of specimen shrubs and trees. The property is approached from the road onto a driveway providing parking for several vehicles and access to the attached single garage, currently used as a woodworking studio. To the front are two areas of lawn which are intersected by the pedestrian footpath. To the rear, a covered deck leads directly from the kitchen, with a secluded seating area, summerhouse/store and a door into the garage. The rear garden extends away from the bungalow, with a long lawn flanked by beautifully established and profusely stocked borders leading to a timber seat surrounded by palms and a superb Agave. There is also a large greenhouse with propagator and a garden shed, together with a gravelled side area providing access back to the front of the property.

DIRECTIONS.
From the A3052 coastal road travelling east, proceed into Colyford taking the third left hand turning onto Fair View Lane. 1 Springfields will be found on your left hand side after approximately 100 yards.
