Description

A fine Grade II listed barn conversion (3,442 sq ft) which is beautifully presented, has excellent proportions and rural views, forming part of an exclusive development in this highly regarded West Sussex village.

The Long Barn is a spacious attached property of outstanding proportions, with many attractive period features. Dating back to the eighteenth century, the barn was converted in 1988 and designed by architects Critchell Harrington. The property has considerable external character, with flint elevations beneath a part-thatched, part-tiled roof.

A particular feature is the stunning sitting room, with its vaulted double-height ceiling. This formal reception room enjoys excellent natural light while retaining a comfortable ambience, centred around a feature fireplace. Bi-fold doors open directly from the sitting room onto the west-facing garden, creating a strong connection between the principal living space and the outside. On entering the property, the impressive reception hall leads through to the newly appointed west-facing kitchen/breakfast room, fitted with a range of Miele appliances. The ground floor also includes a generous principal bedroom with ample storage and a smart en suite with a Mira thermostatic power shower. There is a further en suite bedroom, a large cloakroom and a utility room providing access to the west-facing garden. On the first floor are three double bedrooms, many with exposed beams, together with useful storage and a family bathroom. A further feature is the large 26 ft mezzanine overlooking the sitting room, currently used as a study.

Gardens and Grounds

To the rear, the property has a lovely westerly rural outlook set within a well maintained and mature private garden. Largely laid to lawn, with many flowering shrubs and plants within the borders, there is also a large patio for al fresco dining and a Summer House connected to the mains power. To the front the property is approached over a patio with a lovely view towards St Mary’s Church. To the side of the property access is provided to two garages and a workshop. Plenty of off-street parking is provided both at the front of the property and to the side.

Location

The property is situated in the heart of this desirable village within the South Downs National Park just two miles from central Chichester and the famous Goodwood Estate. The civil parish of Lavant is well served with two public houses, two churches and a popular primary school. A bus service provides access south to Chichester and north via the internationally renowned West Dean College and Gardens, to Singleton and onwards to the town of Midhurst. Walks and cycle rides over the beautiful surrounding countryside emanate literally from the doorstep of The Long Barn. Nearby is the Centurion Way foot and cycle path which provides access north to West Dean and south to the east of Chichester and onwards to Fishbourne where it connects with the Salterns Way providing access along the harbour shore to Birdham and onwards to Itchenor and West Wittering on the coast.

Chichester

The historic cathedral city of Chichester offers comprehensive shopping facilities and a choice of social and recreational activities, all of which are easily accessible through the mainly level pedestrian areas of the beautifully preserved city. Cultural activities include the Pallant House Gallery and Festival Theatre. There are renowned schools in the area, both in the public and the private sector. The mainline station in Chichester provides a regular service to London Victoria in about 1 hour 40 minutes (via Gatwick Airport), and Havant station to the west provides a faster service to London Waterloo in about 1 hour 20 minutes.

Sports and country pursuits

Events and sporting activities in the area include the Goodwood Festival of Speed and Revival events for motoring enthusiasts, horseracing at Goodwood and Fontwell racecourses, polo at Cowdray Park, golf at nearby Goodwood, and various watersports off the beaches at the Witterings. Chichester Harbour has a multitude of moorings (subject to availability) and there are nearby berthing and lifting facilities in both Birdham Pool and Chichester Marina. Other local attractions include: the Weald and Downland Open Air Museum, West Dean Gardens, Fishbourne Roman Palace, Tangmere Military Aviation Museum, Goodwood House, Stansted Park and Petworth House.
