Description
A detached two-storey house with three bedrooms, a private hot tub on its own decked terrace and an open-plan living space running the whole width of the first floor. Inside the Lake District National Park and sold fully furnished at £235,000.
Troutbeck 9 sits within the established grounds of Whitbarrow Village, a short drive from Keswick, set back behind stone walling and mature planting on a quiet tarmac lane.
Troutbeck 9 is a house in the fullest sense. Two storeys, a slate roof, rendered elevations with stone detailing, lawns front and back and its own front door onto the lane. It is built in the Lakeland idiom but it is a modern house, so it looks the part without the upkeep that comes with a period building.
The layout is reverse level, with the bedrooms below and the whole upper floor given over to living. It is a sensible arrangement for a holiday property, keeping the sleeping accommodation quiet and putting the living space where the light and the outlook are.
The ground floor opens into a hallway serving three bedrooms. Two are comfortable doubles, and the third has been fitted as a bunk room with built-in storage and a ladder, which makes it genuinely useful rather than a box room with a bed in it. A bathroom and a separate shower room serve the floor, along with two cupboards, and a pull-out bed in the living area upstairs takes the property up to a larger group when you need it.
Upstairs the character changes. The open-plan living, dining and kitchen space runs the full length of the floor, with warm oak flooring throughout and a striking teal and gold feature wall giving the room its identity. There is a large corner sofa and a television set into built-in media and storage joinery, with the dining area sitting naturally between the seating and the kitchen. The kitchen itself is a spacious shaker-style run with granite worktops and integrated appliances, arranged so it does not encroach on the living space.
Outside, the private decked terrace is the part you will use every evening. It has a hot tub and room for a table and chairs, enclosed for privacy and sheltered enough to be used well beyond the summer.
Everything stays. The furniture, the kitchen, the linen and the soft furnishings are all included, so the cottage is ready to use from the day you get the keys.
On your doorstep
Whitbarrow Village sits inside the Lake District National Park, a UNESCO World Heritage Site, with Blencathra rising directly ahead and Helvellyn, Fairfield and Dollywaggon Pike beyond.
On site, The Fellstone is the resort's lounge and restaurant, run by MasterChef finalist Kyle Greenwood. There is an indoor heated pool with a separate splash pool, jacuzzi, sauna and steam room, a gym fitted out with TechnoGym equipment, a games room and a cinema. Outside there is a children's play area, crazy golf, a putting green, frisbee golf, a giant chess board, a woodland walk and a duck pond. The resort is gated, has 24 hour security and is open 365 days of the year. Dogs are welcome.
Beyond the gates, Ullswater and Derwentwater are both close for boating and paddleboarding, and Aira Force is a short drive. Keswick is the local town, twelve miles away, with its markets, independent shops, cafés, restaurants and lakeside. The A66 and M6 are close by, and Penrith mainline station runs direct to London, Edinburgh and Glasgow.
