Description

Set within a grand Victorian detached villa and just a 7-minute walk to Brockley Station and just 9 minutes to the leafy Hilly Fields. This charming two-bedroom, top floor Victorian conversion with long lease and shared lawned garden is located in the heart of the Brockley conservation area.

The bright and welcoming living room benefits from beautiful morning light and retains the character of the original timber sash windows. The timber window frames were professionally restored in 2023, while secondary glazing provides excellent additional insulation. Bespoke alcove shelving has been added by the current owners, providing useful storage while complementing the character of the room.

The kitchen was completely replaced in 2024 and offers a contemporary, practical space with Fenix worktops, induction hob, Bosch oven and washing machine, as well as a dishwasher. The kitchen also benefits from a new radiator and flooring and has a double-glazed timber sash window.

The property has a Worcester Bosch combi boiler installed in 2022, which has been serviced annually, Cork flooring and a soundproof subfloor were also installed throughout the flat in 2022.

The rear bedroom is a particularly pleasant room, enjoying plenty of natural evening light. It features alcove shelving, a restored timber window frame and secondary glazing, The second bedroom is also a good size for a Victorian conversion and currently accommodates a substantial amount of furniture, while offering plenty of flexibility as a bedroom, home office or guest room.

The building was converted into flats in the late 1980s and comprises eight flats, six of which are currently owner-occupied. The property further benefits from access to a shared communal garden, accessed via the gate to the right of the building. The flat also has a designated wall-mounted bike rack on the communal landing.

Location-wise, this home is perfectly placed. With fantastic transport links, leafy green spaces, independent coffee shops, bars, restaurants and the ever-popular Brockley Market just moments away, everything you need is right on your doorstep.

The building is managed by a Right to Manage group and all leaseholders are able to join this as directors. We currently have 7 directors and we are able to make decisions related to the building maintenance, including picking a management company, cleaning/gardening and repairs.

The ground rent is £0

A note from the sellers:

We have loved living in Wallis Court and have enjoyed turning our flat into a warm, light-filled home over the past five years. We will miss the friendly neighbours, views of treetops and evening light in the bedroom. The surprisingly large communal garden is a lovely bonus.

Location-wise, it’s ideal. Hilly Fields is just around the corner for green space, Park Run on Saturday and views across London, while there are top-tier options for food and drink on our doorstep. Joyce is great for an evening drink, The Talbot is ideal for a relaxed pub lunch and we love Brockley Market on Saturday mornings (Mike and Ollie’s flatbreads are our favourites). It’s a wonderful area to live in, and we hope the next owners enjoy it as much as we have.

Welcome to Strickland.

Our vision from the start was to build a property company that people are proud to say they use whether they are buying, selling, letting or renting a property. We are committed to making the process a happy and memorable experience that fits seamlessly into modern-day living.

We have built a friendly, local, independent company which allows us to deliver a service that is honest and transparent while being cutting-edge and results driven. We provide you with everything you'd expect from an estate agent minus the 'sales pitch'.

We live in a digital age and whilst we embrace modern technology to deliver effective results for our clients, customer excellence remains at the core of our business and always will. We live, work and socialise in the communities that we cover and because of this we know the areas exceptionally well. Here at Strickland we are focused on keeping our business local, from supporting other local start-ups to partnering with small businesses and suppliers. We're also very passionate about giving back to the communities that we grew up in and we make a personal pledge each year to volunteer our own time to help tackle homelessness.

Strickland provides comprehensive coverage of Deptford, Brockley, New cross, Lewisham, Greenwich and the surrounding areas. We offer a personalised and flexible service, available 7 days a week and we are not restricted to typical office hours.

Whatever your property needs we would love to hear from you.
