Set within a private estate of almost five hectares in Cap de Barbaria, the house is rooted in one of the defining principles of Mediterranean architecture: building with restraint, using authentic materials, balanced proportions and a continuous dialogue between interior and exterior spaces. Rather than recreating tradition through nostalgia, the project embraces its underlying logic and reinterprets it through a contemporary architectural language defined by clarity, precision and serenity.
The architecture is shaped by natural light and by a carefully curated palette of materials. Expansive glazed openings dissolve the boundary between the living spaces and the surrounding landscape, while solid iroko timber, natural stone, mineral lime-based finishes and handcrafted micro-terrazzo introduce warmth, texture and a timeless sense of permanence. These materials have been selected not simply for their immediate aesthetic qualities, but for their ability to mature gracefully, developing character over time while responding naturally to the Mediterranean climate.
One of the project's defining features is its commitment to preserving the island's architectural heritage. More than three hundred linear metres of traditional dry-stone walls-an essential element of Formentera's rural landscape-have been meticulously restored by specialist craftsmen using the original construction techniques. Wherever new stone walls have been introduced, they follow the same architectural language and level of craftsmanship, creating a seamless continuity between the residence and the land that surrounds it.
Every construction decision reflects a commitment to longevity. Bespoke joinery, a Valcucine kitchen, brushed stainless-steel fittings by VOLA and meticulously executed detailing are not presented as individual luxury elements, but as components of a coherent architectural vision in which every material and every proportion serves a purpose. Quality is expressed not through excess, but through precision, authenticity and enduring craftsmanship.
The same philosophy extends to the invisible aspects of the house. A high-performance thermal envelope, Daikin air-source heat pump technology, underfloor heating throughout, mechanical ventilation, independently controlled climate zones and a photovoltaic system with battery storage combine to achieve an A Energy Performance Rating while ensuring exceptional comfort with remarkably low energy demand. Here, technology is never an end in itself, but a discreet instrument dedicated to everyday wellbeing.
Offering 342 square metres of interior living space, four bedrooms-including a detached guest pavilion-generous indoor and outdoor living areas and an infinity pool carefully integrated into its surroundings, Casa Llevant has been designed as a home to be enjoyed throughout every season. Its spaces embrace the quiet intimacy of winter as naturally as they welcome the openness and light of Mediterranean summers.
The residence is currently in its final stage of construction, with completion scheduled for the first quarter of 2027. Every architectural, technical and material decision forms part of a remarkably coherent project in which the quality of execution carries the same importance as the design itself.
