Description

A beautifully restored historic cottage with self contained annexe, substantial double garage and mature gardens, occupying a prominent corner position in the heart of Quorn.

Ivy Cottage presents a rare opportunity to enjoy the charm and individuality of a historic village home without the work and uncertainty often associated with renovating one.

The current owners have undertaken an extensive and thoughtful restoration, stripping the cottage back to brick before comprehensively modernising it. Great care has been taken to preserve its character, with exposed ceiling timbers, substantial walls, carefully matched windows and beautifully styled dormers sitting comfortably alongside contemporary bathrooms and a sophisticated modern kitchen.

The result is a particularly special home, historic in appearance and atmosphere, yet warm, practical and ready to be enjoyed.

The main cottage offers spacious and versatile accommodation, including three reception areas, a superb living kitchen, utility room and three or four bedrooms. Separate from the cottage is an impressive self-contained one-bedroom annexe, providing its own kitchen, living and bathing facilities. This creates an increasingly rare opportunity for multigenerational living, independent accommodation for an older child or a private space for visiting family and friends.

A substantial, high-quality double garage, generous block-paved parking and mature cottage gardens complete a remarkable village property.

All of this is positioned on the corner of Chaveney Road, Meeting Street and Elms Drive, placing Quorn village centre, its cafés, restaurants, pubs, shops and renowned cricket ground within an easy stroll of the front door.

Ivy Cottage - Stepping inside immediately reveals the substance and age of the building. The impressive depth of the external walls, exposed timbers and carefully retained architectural details give the cottage an unmistakable sense of history.

The reception hall has a tiled floor and exposed ceiling beams, creating a characterful space which is generous enough to serve as a study or more formal dining area.

There are two further reception rooms. The sitting room features beautiful ceiling timbers, an enclosed staircase rising to the first floor and a gas fire set within an attractive fireplace. The adjoining lounge continues the cottage aesthetic with further exposed beams and a complementary fireplace with a cast-iron inset.

At the heart of the home is the living kitchen. Contemporary in finish while remaining sympathetic to the heritage of the cottage, it is fitted with an extensive range of cabinetry, quality work surfaces and distinctive rose gold effect handles. Appliances include an electric Smeg oven, while provision has been made for an American-style fridge freezer.

The L-shaped arrangement provides excellent preparation and storage space together with a generous dining area. Sliding doors connect the kitchen to the garden room, allowing everyday family life to flow naturally towards the garden.

A particularly memorable feature is found within the rear entrance lobby. Once positioned outside the original cottage, the former external stonework has been retained and incorporated into the interior. This thoughtful detail celebrates the evolution of the building and creates a striking entrance into the home.

The utility room provides additional storage, laundry appliance space, a second sink and the wall-mounted central heating boiler.

Completing the ground floor is a versatile room which could serve as a study, family room or fourth bedroom, together with a separate cloaks/WC.

The first-floor landing leads to three double bedrooms. The principal bedroom is especially characterful, with angled rooflines, a feature fireplace and built-in wardrobes. It is served by a stylish contemporary en-suite shower room.

The two remaining double bedrooms share the family bathroom, which is fitted with a shower over the bath, WC, wash basin and useful integrated storage.

THE SELF-CONTAINED ANNEXE - Set separately from the main cottage, the detached annexe provides well planned, genuinely independent accommodation and significantly broadens the ways in which Ivy Cottage can be enjoyed.

The entrance opens into a spacious lounge/dining room with a rooflight and double doors leading onto the garden. An adjoining fitted kitchen includes an oven, hob and extractor, plumbing for a washing machine and space for a fridge freezer.

Beyond the living area is a comfortable double bedroom, also benefiting from a rooflight, together with its own en-suite shower room featuring an electric shower and walk-in enclosure.

Whether used by parents, grown-up children, visiting guests or someone working from home, the annexe offers privacy and independence while remaining close to the main house. It makes Ivy Cottage an outstanding option for those seeking high-quality multigenerational living in the centre of the village.

GARDENS, GARAGE AND PARKING - Ivy Cottage stands within a beautiful mature corner plot, with traditional cottage gardens that provide an entirely fitting setting for the property.

Established planting, varied textures and attractive areas in which to sit and entertain complement the age and appearance of the cottage. The gardens also create a lovely relationship between the main house and the detached annexe.

The block-paved driveway provides generous off-road parking and leads to a substantial double garage measuring approximately 6.5 metres by 6.5 metres. Built and finished to a notably high standard, it provides excellent secure parking, storage or workshop potential.

A HOME STEEPED IN QUORN’S HISTORY - Research published by the Quorn Village Online Museum traces Ivy Cottage back to at least the nineteenth century. For much of the 1800s, it formed part of the extensive Cradock Estate, associated with the family of Thomas Cradock of Quorn Court.

Historic records indicate that the cottage was occupied by Henry and Elizabeth Judd and their family during the late nineteenth century. By 1910, it remained in the ownership of J. D. Cradock and was being rented by Thomas Henry Pickard, a hosiery counterman believed to have worked at Wright’s elastic webbing factory in the village.

The Patrick family later made Ivy Cottage their home. On 13 May 1922, Elizabeth Patrick purchased the property from Major Corbett Cradock for £350, supported by a £250 mortgage from the Leicester Permanent Building Society. Historic conveyance plans show that the grounds once included a pigsty and outside WC in the northern corner of the plot.

Today, the careful restoration undertaken by the current owners represents the latest chapter in that long story, preserving the qualities that make Ivy Cottage distinctive while creating a beautifully appointed home for modern family life.

THE LOCATION - Chaveney Road is regarded as one of Quorn’s premium village addresses, and Ivy Cottage occupies an especially convenient position at its entrance.

From the front door, it is just a short stroll to the village centre and Quorn’s excellent range of independent shops, cafés, pubs and restaurants. The renowned village cricket ground is also nearby, reinforcing the sense of traditional village life that makes this location so appealing.

Quorn is particularly well placed for access to Loughborough, Leicester and the surrounding Charnwood countryside. The village offers well-regarded schooling and excellent road links, while Loughborough railway station provides direct services to London St Pancras and destinations to the north.

Ivy Cottage combines an irreplaceable sense of history with the comfort of a comprehensive modern renovation, outstanding additional accommodation and one of Quorn’s most convenient village settings. It is a home that has already been taken carefully into its next chapter and is now ready for its new owners to enjoy.
