The development is really well located. It is less than a minute away from the train station, with a range of shops just across the road. There are some lovely coffee shops nearby - and, best of all, the Tottenham Wetlands are only a short walk away. And if that isn't enough, there are great connections into various different parts of central London.
How has the building management responded to any problems or issues you have raised:
We have not experienced any problems but, if we did, from our interactions to date I am sure the staff would do what they could to help us.

The marketing literature says how impressive the Tottenham Wetlands are, but when you see them in person they are even more special. Such a large calm space with plenty of nature. A real treat, right on the doorstep.

Living here is a culture, food and nature lovers dream. You're spoiled for choice with incredible local coffee spots like Holy Grain and Dear Coco right nearby. For food, Seven Sisters Market is super close and serves amazing, authentic Latin American food and drinks, and we loved trying Chuku's for fantastic Nigerian tapas and Aunties restaurants. Plus, Little Turkey around Wood Green - the home of London's best Turkish restaurants, is just a short bus ride away. For quick errands, Tottenham Hale Retail Park handles all the basics, and the Walthamstow Wetlands are on your doorstep for fresh air and beautiful nature, lakes and rivers. Transport is unbeatable: having the Victoria Line and National Rail seconds away makes getting anywhere in London completely effortless. The immediate area is pedestrian friendly, clean, and well maintained.
How has the building management responded to any problems or issues you have raised:
Building management has been fast, professional, and reliable whenever an issue has come up and made and effort to help us to find the place.

Nothing to note at them moment everything we need to know was explained well when we arrived. The concierge was great when we had a few questions about the apartment and how to use things

The good aspects of the area is that is gradually coming along, but it is very much "in process".... It doesnt have a range of amenities. Also feels quite unsafe, especially if you have children, or a family.

No, leasing never responds. They dissapear as soon as you put the deposit down.

How underdeveloped the area is, we were given multiple fake timelines that in retrospect did not hold up about when everything would open. Also, the fact that our facilities are used by other people not from the development.

Overall, not a great experience. Similar to what other people have said below - leasing massively over promises and over sales the flats. While they are indeed beautiful, the actual location is not worth the price tag. Facilities themselves, very frequently offline, and something I've noticed recently, the gym is not only for residents! Multiple people from other buildings exclusively outside the Maple development are using the gym and the pool. While the pool can accomodate more people, the gym is frequently clogged up by people not residents. That aside, I do not want to be paying to support facilities that are used by people not even paying into this development. Management needs to get a stronger hold on who is accessing the gym.
How has the building management responded to any problems or issues you have raised:
They very rarely respond to emails. Leasing team especially never gets back to you unless you chase them multiple times.

How bad communication is, how overpriced everything is for what you get, and the fact that other people that neither care nor pay for can use my gym!

King’s Cross is an excellent area to live in, with a huge choice of restaurants, cafés and shops nearby. The transport links are exceptional, making it very easy to reach anywhere in London. Granary Square, Coal Drops Yard and Regent’s Canal are also within walking distance. The area can get busy during peak hours, but overall it is convenient, lively and pleasant.
How has the building management responded to any problems or issues you have raised:
The building management and concierge team have always responded quickly and professionally to any questions or requests. Edson in particular has been exceptionally helpful, friendly and willing to assist with anything I needed.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known beforehand just how valuable the concierge service would be. Having such a friendly and supportive team available makes everyday life much easier, especially when settling into a new city.
