Description

Nestled in a quiet non estate residential setting in Witney, West Oxfordshire, Crawley Road is a spacious four-bedroom detached home that offers a rare combination of flexible family living and a genuinely special outlook.

THE PROPERTY:

Sitting toward the rear of its plot with views stretching out over open meadowland and towards the river Windrush, this is a home that rewards you every time you look out of a window — whether that's the everyday charm of grazing fields and mature trees, or the kind of sunset that makes you want to linger on the terrace a little longer.

Practicality starts at the front door, with off-street parking for two vehicles and a smart rendered elevation with twin dormer windows giving the property genuine kerb appeal. Inside, the accommodation is arranged over three levels, giving families and downsizing couples alike plenty of options for how they use the space. The main living floor is generous and bright, centred on a 21ft living room which in turn opens onto its own terrace — ideal for morning coffee or entertaining on a summer evening. The living room also flows through to a separate dining room and a well-appointed kitchen. A double bedroom also sits on this level, which could just as easily be a further reception room, large home office etc.

Up in the dormer, three further bedrooms and a separate WC provide excellent space for a growing household, while a well-fitted utility room, additional WC and family bathroom on the lower ground floor keep everyday practicalities neatly out of the way.

Outside is where this home really comes into its own. The rear garden has been thoughtfully planted with raised beds, an apple tree, and the river windrush all overlooking open fields beyond — a genuinely peaceful backdrop rarely found so close to town. A part-covered terrace with steps down to the lower patio makes the most of the view, and a substantial timber garden shed offers excellent additional storage or workshop space.

The property carries an EPC rating of D (61), with realistic potential to improve to C (72), leaving scope for a new owner to enhance efficiency further.

We are required by law to conduct anti-money laundering checks on all those selling or buying a property. Whilst we retain responsibility for ensuring checks and any ongoing monitoring are carried out correctly, the initial checks are carried out on our behalf by Lifetime Legal who will contact you once you have agreed to instruct us in your sale or have an offer accepted on a property you wish to buy. The cost of these checks is £75 (incl. VAT), which covers the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee will need to be paid by you in advance of us publishing your property (in the case of a vendor) or issuing a memorandum of sale (in the case of a buyer), directly to Lifetime Legal, and is non-refundable.  We will receive some of the fee taken by Lifetime Legal to compensate for its role in the provision of these checks.

SITUATION:

Witney is a thriving market town on the edge of the Cotswolds about 10 miles to the West of the dreaming spires of Oxford. Its location on the banks of the River Windrush led to the manufacture of quality blankets known the world over until the last mill was closed in 2002. Much of the town's fine architecture reflects the wealth of the woollen trade in its heyday. The rich variety of shops, street cafes, and excellent sporting facilities coupled with higher order services that include a hospital greatly add to the quality of life. Little wonder then that the town was selected by The Sunday Times newspaper as one of the best places to live in Britain!

A mainline rail service to Oxford and London Paddington is available from Long Hanborough under 7 miles away with journey times of 9 and 70 minutes respectively.
