Why This House
This is one of those houses where the layout makes sense the second you walk through the front door.
You can see straight through the house, past the kitchen and dining space, through the bifold doors and into the garden. It immediately feels open, social and incredibly easy to live in.
The entire ground floor works brilliantly whether you've got friends over or you're in the middle of everyday family life. There's a huge kitchen with loads of worktop and storage space, room for a proper dining table and a big island where everyone inevitably ends up congregating.
Open the bifold doors and the room flows straight into the garden, which is already set up brilliantly for barbecues and eating outside. I can imagine summer parties here just as easily as kids running between the kitchen and garden while you're making dinner.
And crucially, the practical stuff hasn't been forgotten. There's a separate utility room, downstairs loo and loads of fitted storage.
Head upstairs and you've got a completely separate living room. For a growing family, I think that's a massive plus. The kids can be downstairs while you escape upstairs, or as they get older there are proper separate spaces rather than everyone having to share one open-plan room.
There's also flexibility as your family grows. The separate first-floor living room could potentially become an additional bedroom if you ever needed it.
There are three big double bedrooms, all with built-in cabinetry, so this isn't a house where one child eventually gets stuck with the tiny box room. The principal bedroom has its own en-suite, alongside a separate family bathroom.
There's also air conditioning across both bedroom floors, which is still incredibly unusual to find in a London house and makes a huge difference once summer arrives.
Then right at the top you've got something completely unexpected.
The roof terrace is enormous. At around 32ft long, it's a second garden – somewhere for drinks with friends, another place for the family to spread out, or just somewhere to escape with a coffee when you want five minutes to yourself.
In total there's over 1,500sqft inside, plus the garden, huge roof terrace and parking directly outside. It's a house that works brilliantly now, but also has the space and flexibility to work as your family grows.
Why This Area
Beatrice Place is a quiet private development sitting between Southfields, Wimbledon and Putney, with Putney Heath particularly close by.
For families, you've got a huge amount of green space nearby. Wimbledon Park, Wimbledon Common and Putney Heath are all easily accessible, while you're also close to the All England Lawn Tennis Club, home of the Wimbledon Championships.
Southfields gives you cafés, restaurants and the everyday shops you actually use, while Wimbledon Village, Wimbledon and Putney are also within easy reach when you want more choice.
For a family, you've got a pretty unusual combination here – a quiet private close, loads of outdoor space around you, and you're still very much in London.
Transport
You've got several options here rather than being reliant on one station.
Southfields Underground station is around 0.8 miles away, giving you the District line towards Fulham, Earl's Court, Victoria and Central London.
East Putney Underground station gives you another option on the District line.
Putney station provides National Rail services into London Waterloo, while Earlsfield and Wimbledon give you further rail options. Wimbledon also connects to the District line and Tramlink.
And if you're regularly getting out of London by car, the location makes a lot of sense. The A3 is very close by, giving you a straightforward route south-west towards Surrey and the M25 rather than having to battle your way across London before you can properly get going.
