Description

Description

TWO HOMES. ONE EXCEPTIONAL OPPORTUNITY.

A rare opportunity to acquire two individual properties in the sought-after South Devon village of Combeinteignhead, combining a substantial five-bedroom family home with swimming pool and a spectacular waterfront house on the Teign Estuary.

For buyers searching for a home with annexe or multi-generational potential, this is an opportunity that is particularly difficult to replicate. Equally, Tidelands is already established as a holiday let, creating the option to enjoy a substantial family home while retaining a separate income-producing property.

LIVE IN ONE. LET THE OTHER. BRING THE FAMILY. OR KEEP YOUR OWN WATERSIDE ESCAPE.

Coombe Lodge is an individual detached home offering over 2,300 SQ FT of spacious and highly adaptable accommodation arranged over multiple levels. With five bedrooms, three reception rooms and three bathrooms, there is plenty of room for family life, entertaining and working from home.

Its flexible arrangement is ideal for buyers wanting to create a degree of independence for a relative, older child, guests or live-in support while remaining the feeling of being connected.

Outside, mature Mediterranean-inspired gardens create a wonderfully private setting, complete with swimming pool, driveway and double garage.

Then there is Tidelands.

Just a short distance away and positioned directly on the banks of the Teign Estuary, this beautifully renovated detached waterfront retreat offers something completely different.

The accommodation centres around a stylish open-plan kitchen and living space, while upstairs the double bedroom has been designed to take full advantage of its triple-aspect outlook, with French doors and a Juliette balcony looking directly across the estuary.

Outside, landscaped gardens and waterside terraces provide space to sit, dine and watch life on the river. Direct water access, a private slipway and substantial detached double garage/boat store make this a particularly special proposition for anyone interested in sailing, kayaking, paddleboarding or simply being beside the water.

Currently operated as a holiday let, Tidelands provides the opportunity to retain a valuable income stream alongside the main residence, with the sellers advising a forecast income of approximately £50,000 for the current year.

Alternatively, subject to obtaining any necessary change of use, planning permissions and consents, Tidelands could offer an exciting option for buyers seeking separate annexe-style accommodation away from the main house, perhaps for parents, grown-up children or extended family.

Few properties offer this degree of choice. There is potential for ANNEXE ACCOMMODATION WITHIN COOMBE LODGE, a completely separate waterside property with further potential, or the opportunity to simply retain Tidelands as an established holiday let and income stream.

All of this is set within the highly regarded South Devon village of Combeinteignhead, with the Teign Estuary, countryside and coast on the doorstep and excellent access towards Shaldon, Teignmouth, Newton Abbot and Exeter.

A FAMILY HOME. ANNEXE POTENTIAL. A WATERFRONT RETREAT. AN INCOME.

Situation

Combeinteignhead is a picturesque and highly regarded South Devon village, perfectly placed between the riverside village of Shaldon and the bustling market town of Newton Abbot. Surrounded by beautiful rolling countryside, it offers a genuine village atmosphere and strong sense of community, with two traditional pubs, a historic parish church, village hall, tennis court and children’s play area. Nearby Hearn Field provides a wonderful open green space for recreation, local activities and community events throughout the year.

The South Devon coast is also within easy reach, with Teignmouth, Shaldon and Torquay offering beautiful beaches, coastal walks, restaurants, cafés and a wide range of leisure facilities. Newton Abbot provides excellent everyday amenities and mainline rail connections, while the A380 gives convenient access to Exeter and the wider region. A good choice of well-regarded schools can be found throughout the surrounding villages and towns, making Combeinteignhead an appealing choice for those looking to enjoy village life, countryside and coast without feeling disconnected.
