The Seller's View
I've really enjoyed my time living in Horseshoe Crescent. It's a cosy and comfortable home in a lovely position within the village, with shops, bus stops and everyday amenities just a short walk away, while beautiful countryside walks are almost on the doorstep. I've lived in Burghfield Common for more than 20 years and raised my children here, seeing them go through Bland's, Garland and The Willink. The schools were one of the things that originally attracted me to the village, but over the years it's been the community that has really made me want to stay.

There's always something going on, from the May Fayre and music festival to the box kart race and summer pop up pubs. It's an incredibly friendly place where people say hello, neighbours look out for one another and there are lots of opportunities to feel part of the community.

Horseshoe Crescent itself has a really nice mix of people, from young families to couples and those who have lived here for many years. My neighbours have always been friendly without being intrusive, and there's a lovely calmness to the cul de sac. I also love how easy it is to get out and about. I can set off in almost any direction and be walking through the countryside within minutes, while there are regular buses into Reading and Mortimer station is nearby for trains towards Reading and Basingstoke.

The next owners will be getting a really comfortable home, but for me, they're also getting everything that comes with living in Burghfield Common. After more than 20 years in the village, I'm certainly not planning on leaving the area anytime soon.

This is a really well presented two bedroom end of terrace home, but it's the layout that I think makes it particularly interesting for such a wide range of buyers.

On the ground floor, there's a modern kitchen with built in appliances, a downstairs WC and plenty of useful storage, including a coat and shoe cupboard near the entrance and another generous cupboard in the reception room. The reception space itself is a great size and leads through to the south facing conservatory, giving you that extra bit of living space and a natural spot for a dining table.

Upstairs is where this home really stands out. You have two proper double bedrooms and, unusually for a two bedroom property, they both have their own en suites. One has an en suite bathroom and the other an en suite shower room.
That makes it a really versatile setup. I can see it working brilliantly for a first time buyer wanting a spare room without compromising on space, a couple buying together, downsizers who still want a comfortable guest room, or even two friends sharing. From an investment point of view, two double bedrooms with their own bathrooms could also make this a particularly appealing rental proposition.

Outside, the rear garden isn't massive, but it's completely paved and very easy to maintain, with room for seating and a gate leading directly through to the communal parking area. There's also an additional outside storage cupboard by the front door.

It's a home that makes really clever use of its footprint, with loads of storage, two double bedrooms, two en suites and a layout that could suit far more buyers than you might expect from a typical two bedroom property.

The Area View
Burghfield Common is a really popular village for buyers who want a bit more space and countryside around them, while still being within easy reach of Reading and the surrounding towns.

For commuters, Mortimer train station is just a short drive away, with direct services towards Reading and Basingstoke, while Reading itself is easily accessible by road and regular local bus services. From Reading, there are fast rail connections into London Paddington, making Burghfield Common a great option for those who don't necessarily want to live in the middle of town.

Day to day, the village has plenty close at hand, including a Co-op, Tesco Express, bakery, cafés, takeaways, pharmacy, doctors' surgery, leisure facilities and other local businesses. Horseshoe Crescent is particularly convenient, with many of these amenities within walking distance. One of my favourite things about Burghfield Common is how quickly you can swap everyday village life for open countryside. There are plenty of footpaths and walking routes around the village and surrounding areas, which is brilliant if you've got a dog, enjoy running or simply want to get outside at the weekend.

There's also a really good community and social side to the village, with events throughout the year including the May Fayre, Box Kart Bash and the summer Pop Up Pub. It's the sort of place where you can get involved as much or as little as you want. There are well regarded local schools for those who need them, but Burghfield Common isn't just a family location. With good connections, plenty on your doorstep and Reading within easy reach, it works really well for first time buyers, young professionals, commuters and anyone wanting village life without feeling cut off.
