The land at Ardlarach is located approximately 1.5 miles to the west of the Highland market town of Tain and about 35 miles north of Inverness. Tain has a good range of shops and amenities including major supermarkets, a railway station and schooling up to secondary level. Inverness is less than an hour’s drive away and has all the facilities of a modern city including its airport with regular flights to the South and Europe.
Tain is situated on the Tarbat Peninsula, a promontory lying to the north of Inverness between the Dornoch and Cromarty Firths. The area is popular for its dry climate, wonderful coastal light and fertile farmland culminating in a coastline of sheer cliffs and sandy beaches dotted with historic fishing villages. This varied landscape offers many opportunities for a wide range of rural sports and recreation, while the coastline has a series of links golf courses, the most famous of which, the Royal Dornoch Championship Course, is a short drive from the subjects.

The land at Ardlarach sits about 1 mile to the west of Tain and originally formed part of a wider holding. It is located on either side of the driveway up to Ardlarach House, and is split between six separate enclosures with fields 4, 5 and 6 located to the west (extending to about 17.5 acres), with fields 13,14 and 15 located to the east (extending to about 20.3 acres). The ground is essentially flat lying and is currently down to grass. Much of the land has been improved in recent years and provides good quality grazing and pastureland. Access is taken from the Ardlarach driveway with the land to the west accessed from a track past a traditional steading (not included in the sale) with the land to the east accessed from a turn off about halfway up the drive.
