Description

Chain free ground floor two double bedroom flat of 674 square feet pleasingly set within a Regency-style red-brick crescent (this was famously saved from demolition by local activists and students in the nineteen seventies!) with a Grade II listed facade.

There is a shared garden to the rear, fab for those with pets or green fingers. Views from the flat are notably verdant. Wonderfully, you directly-face Brimmington Park.

Parking is unrestricted on the street and do note this is a no-through road. Your flat is at the end of it so traffic-free, and unusually peaceful for Zone 2 London.

Walk just six minutes to Queens Road Peckham Station up Asylum Road. Fare Zone 2, for regular and Windrush line services. The buses on Old Kent Road are less than two minutes walk away and go all over London and into central. Your closest bus stop is also right next to a supermarket which is super convenient.

New Cross Gate, Nunhead and Peckham Rye Stations are each a 20 minute walk, and you can find buses galore on Old Kent Road (a five minute walk) for the tube at Elephant & Castle and beyond.

On entry, your independent kitchen is set to your left. Simple white units featuring here.

On your right you have the generous reception room of over 14 feet by over 11 feet. As throughout, the decorative scheme is neutral.

Your sash-windowed bathroom along the hall has a classic white suite. Two similarly sized bedrooms at the far end of the flat complete matters.

This is a top spot for enjoying both Peckham and New Cross. The Asylum Tavern is your closest traditional boozer. The Meeting House is a great fairly new cafe through to wine bar. The Blackbird Bakery and Eagle Eats by QRP Station are great for coffee, cake and fresh loaves. Beer Rebellion has a tap-room style and cool chalked beer list. Peckham Cellars has a popular small plates menu and winning wine list.

Peckham's Rye Lane and Bellenden Road are also close (20 minutes) for independent bars, restaurants and events. We like The Bussey Building & Copeland Park plus Market Building, Peckham Levels, Artusi, Pizza Nerds, Ganapati, The Begging Bowl, Petitou, Anderson's and The Montpelier pub to name a few.

You are also close to all things New Cross, including its contemporary art gallery. The Rose Inn and The Telegraph at The Earl of Derby are nice friendly pubs, and Telegraph Hill's Victorian parks are pretty and offer up great views and a cute Saturday Farmers' Market.

Brimmington Park is your most local green space with active local residents group: 'The Friends of East Peckham'. You also have an outdoor gym one minute away. Burgess Park, Peckham Rye Park and Common and even Greenwich Park are all but a short bus ride or cycle.
