Situation
Land and Woodland at Ken View occupies a rural location between St John’s Town of Dalry and Castle Douglas, to the east of Loch Ken. Castle Douglas is a market town which hosts a variety of local businesses and amenities. Dumfries, the regions principal town is located approximately 22.5 miles to the east and is home to the region’s main hospital, as well as a large range of amenities, leisure and education facilities. The property is on the edge of the Galloway Forest Park and South West Scotland is a region with one of the highest levels of forestry cover in the UK.

Description
Land and Woodland at Ken View extends to 57.34 hectares (141.68 acres) in total. The property is deer fenced and is currently accessed from the north via a gated track which leads from the public road. There is also an access gate into compartment Q on the east side of the property, marked on the plan by a red point. The land is principally classified as Grade 5(2) and 6(1) by the James Hutton Institute. The land rises from approximately 92m to 189m above sea level at its highest point, known as ‘Barend Hill’. The land is crossed by a pylon and electricity line running west east toward the south of the property. There is an internal track through Compartment A. A small on-site quarry to the east of the property provides useful stone and rock for track creation and maintenance.

Approximately 31.05 hectares (76.73 acres) of the woodland (Compartment A and A1) were largely planted in 2010 with a combination of mixed native broadleaves. Following the removal of diseased ash on the northern end of Compartment A, additional birch and oak in were planted in tubes in 2021. Compartment B, which is roadside on the east of the property is mature and established, extending to around 2.33 hectares (5.76 acres). The property is nearby to Loch Ken and in an area of the Stewartry countryside renowned for its rich biodiversity. Due to the mosaic of native broadleaves and other mixed hardwoods, as well as open ground, Ken View has a plethora of species and habitats.

Forestry Grant Scheme
There are no active woodland grant schemes on the land. The majority of the woodland was planted under SRDP Rural Priorities scheme which in 2010. The maintenance payments for this ended in 2024, but there remains and obligation to ensure the woodland is managed appropriately for the duration of the contract period which is 30 years (ending 2030). The seller has a forest manager who has maintained the woodland in line with requirements.
