Description

The Point sits between the Rochdale Canal and New Union Street in New Islington, with the Rochdale Canal along one side and New Union Street the other, its apartment blocks and houses set around a central communal garden. It is a scheme built on its brickwork - warm brick laid in banded and patterned courses, drawing on the industrial character of the adjacent Ancoats Conservation Area. Burgess House takes its name from the Manchester-born author Anthony Burgess.

The Space

The front door opens into a hallway with two storage cupboards set into it, wood-effect flooring running underfoot and continuing through the home.

To the right, the main space opens out - kitchen, dining and living, with full-height sliding doors at the far end. The kitchen runs in an L-shape along the wall, duck egg blue below the counter and white above, set against oak-effect worktops and a white metro tile splashback, with integrated appliances throughout. A breakfast bar with seating for two and storage beneath sits tucked to one side, and the living area lies beyond, with a dark blue feature wall.

The sliding doors open onto a south-facing balcony, deep enough for a table and chairs, looking over the canal basin and its moored narrowboats with the city skyline beyond.

Two bedrooms are arranged off the hallway. The principal bedroom holds an en-suite finished in linear mosaic tiling, with an overhead shower and a heated towel rail. The second bedroom sits to the front, carpeted and currently arranged as a guest room and home office, and both bedrooms are fitted with blackout blinds.

The main bathroom follows a softer palette - grey wall tiling with stone-effect flooring - and offers a bath with overhead shower, and a heated towel rail.

The apartment further benefits from an allocated space in the gated, secure car park, with additional on-street parking available by permit, and use of the communal gardens.

The Area

New Islington and neighbouring Ancoats together form one of Manchester's most vibrant cultural and culinary neighbourhoods. Once defined by its mills and waterways, the neighbourhood now holds an ever-growing collection of independents, many of them gathered around the marina - Pollen Bakery at the water's edge, natural-wine bar Flawd alongside it, with Cask and Finders Keepers close at hand. For a sit-down meal, Michelin-starred Mana, Rudy's Pizza, and neighbourhood favourite Edinburgh Castle are all a short walk away.

Just beyond, the Northern Quarter carries much of Manchester's live music scene, with venues including Band on the Wall and Night & Day. Excellent schools, several rated Outstanding by Ofsted, support family life, while the city's central business, retail and transport hubs are all easily reached.

Green space sits close by, with Cotton Field Park and New Islington marina itself on the doorstep, New Islington Green, and Ancoats Green joining them as the neighbourhood continues to develop. Ancoats Mobility Hub brings further parking, cycle storage and EV charging to the area.

New Islington tram stop is 10 minutes on foot, with services running into the city centre, and Piccadilly Train Station a 15-minute walk, from where direct trains reach London Euston in around two hours. Road access is via the M56, M60 and M62, with Manchester International Airport around 15 minutes by train and 25 minutes by car.
