  1. Age

    • You must be 18 years old or over.

  2. Not currently owning a suitable home

  3. Credit status

    • You need a good credit record, to be able to obtain a mortgage and meet ongoing financial commitments.

  4. Affordability

    • You must be able to afford the share you want to purchase, plus the rent on the remaining share, plus any service charges / maintenance etc.

    • Orbit carry out an affordability assessment, including estimates of monthly costs, deposit, fees and ensuring that you have sufficient “surplus income” after all housing costs and other financial commitments.

    • Under their Surplus Income Policy, applicants must typically have a certain minimum amount of disposable income (after all commitments) to ensure sustainability.

  5. Income thresholds
