Accommodation

The front door is positioned to the side of the home and opens into a welcoming hallway, where stairs rise to the first floor and a useful downstairs cloakroom is equipped with a WC and wash basin. To the right is the impressive open-plan kitchen/dining room, a particularly spacious and sociable part of the home. The dining area comfortably accommodates a large table and chairs and enjoys plenty of natural light from windows to both the front and side aspects. A substantial storage cupboard also houses the wall-mounted boiler. A wide opening flows naturally into the updated kitchen, which is fitted with a variety of wall and base cupboards and drawers, together with a stainless steel one-and-a-half-bowl sink and drainer positioned beneath a window to the front. There is space for a freestanding fridge/freezer, slimline dishwasher and electric cooker, with a fitted extractor canopy above. A particularly handy utility cupboard provides further storage and currently houses a tumble dryer, alongside space and plumbing for a washing machine. Positioned at the rear of the home is the generous sitting room, another excellent space for entertaining or relaxing as a family. Its southerly-facing aspect brings plenty of natural light into the room, while double doors open directly onto the rear garden, creating an enjoyable connection between the indoor and outdoor spaces.

Heading upstairs, the first floor provides three well-proportioned bedrooms. Two are positioned towards the rear, comprising a generous double bedroom and a useful single room, while the principal bedroom sits at the front and is an especially large and substantial double. All three bedrooms are served by the family bathroom, fitted with a white suite comprising a WC, wash basin and panelled bath with shower over and Aqua Panel surround. A chrome heated towel rail and particularly useful large airing cupboard complete the room, while the landing also provides access to the loft.

Outside & parking

To the front, a tarmacked driveway provides off-road parking for at least two vehicles, complemented by a small shingle section and a paved pathway leading to the front entrance. The pathway continues around the side of the property, where a gate provides pedestrian access into the rear garden. Adjoining the back of the home is a generous paved patio, offering plenty of space for outdoor furniture and making an ideal spot for dining and entertaining during the warmer months. A useful storage shed is also positioned here, while steps lead to a raised section of garden which is neatly laid to lawn. Fully enclosed to either side, the garden is particularly well suited to those with children or pets and enjoys a desirable southerly-facing aspect, allowing it to benefit from plenty of sunshine throughout the day. A selection of potted plants, flowers and established shrubs provide additional colour and interest to this pleasant and manageable outside space.
