To the right hand side is a black metal gate, enclosing a section of the garden. To the rear is a large garden filled with established tress, shrubs and plants.

There is a public footpath and bridleway at the top end of the drive that goes through to the neighbouring fields, with the footpath leading down the drive and across. The paths do not cross directly in front of the house.

Situation - The property is situated on the Devon/Somerset border, in the heart of a valley, benefitting from fantastic views of the English countryside. Though rural, the property is a mere 20 minutes from both Wellington and Tiverton, with the M5 junction 27 only a 15 minute drive away. Both Tiverton and Wellington provide a number of local amenities, including shops, cafes, health care surgeries, leisure and scholastic facilities. Further afield, only 40 minutes away, is the Somerset County Town of Taunton, providing further shopping facilities, supermarkets, schools, leisure and doctors surgery's, including Musgrove Hospital. Both Tiverton and Taunton railways also provide a direct line route to London Paddington.

Directions - From Wellington, proceed on the Exeter Rd out of Wellington, taking the second exit at the roundabout on to the A38 towards Tiverton. After 2 miles, turn right at the sign labelled "Ashbrittle, Appley, Holcombe Rogus, Greenham". Follow the road and turn left at the sign "Holcombe Rogus, Westleigh" and continue to follow the signs to Holcombe Rogus. Upon entering Holcombe Rogus, take the first right towards Kytton Barton and follow the road for 1 and a 1/2 miles. Turn right up the hidden entrance and follow the road over the cattle grid and down in to the valley. The property can be found at the bottom.
