Barjarg Farm occupies a tranquil rural setting close to the border between South Ayrshire and Dumfries and Galloway, approximately 7 miles from the village of Barrhill which has an active local community and provides a range of everyday amenities including a primary school (with nursery provision), doctor’s surgery, village shop, local inn, village hall and children’s play park. Barrhill also benefits from a railway station on the Glasgow South Western Line.
Newton Stewart, located approximately 14 mile south east, a market town on the River Cree known as the Gateway to the Galloway Hills, has a number of primary schools, the Douglas Ewart High School, Merrick Leisure Centre, a museum, three supermarkets, a post office which offers all postal and banking services, a cinema, and a wide range of shops, offices, businesses, hotels and restaurants. Barjarg Farmhouse
The south facing farmhouse was extended by the current owners around 39 years ago and now comprises a modest three-bedroom property over two floors. The traditional property is of stone under slate construction, having benefitted from a new roof in 2023. The property has double glazing throughout, two wood burning stoves and LPG gas central heating.

Off the entrance hall is an office and living room, following into the kitchen with walk-in pantry and Rangemaster stove. In addition to the byre, there are other traditional stone buildings which include a wine cellar, WC and laundry room, former piggery and workshop all under slate roofs. To the east of the farmhouse, a polytunnel which has a plethora of fruit, vegetables and herbs, and further east in the field, situated near the banks of the River Cree, a BBQ hut ideal for entertaining.

The Land & Woodland
There are approximately 67.79 hectares (167.51 acres) of land registered for IACS purposes in one ring fenced unit. The land is undulating and largely south facing, ranging between 110m and 160m above sea level. The grazing land is predominantly Grade 4(1) and 4(2) with smaller areas of 5(3), assigned by the James Hutton Institute. The boundaries are a combination of post and rylock fencing, dry stone dykes and hedgerows, providing a biodiversity network across the property. The land has supported grazing of sheep, cattle and horses and is currently grazed on a seasonal basis by a third party, with vacant possession being granted with the sale. The current owners have created a diverse habitat over their tenure, restoring peatland, planting hedgerows and enhancing what was there. The agricultural land has not been fertilised or ploughed for over 30 years with the current owners taking a more organic approach. For livestock grazing, the field water supply is from natural sources.

A 17.91 hectares broadleaf woodland was planted in 2022 under a New Woodland Creation grant. It includes 1.62 hectares of low density native broadleaves, 12.65 hectares of native broadleaves and 3.64 hectares of upland birch. The contract for the grant scheme and maintenance payments concludes this year (Grant Scheme Ref: 21FGS61266) and will be retained by the seller. The species composition of broadleaves include a mixture of species of alder, aspen, bird cherry, crab apples, downy birch, hawthorn, holly, oak, rowan and willows, with the perimeter deer fenced. On the southern end of the new woodland, there is a flight pond, enhancing the range of biodiversity drawn to the property.
The new woodland was registered and validated with the Woodland Carbon Code, with the first verification due in 2027. There was 6,573 Pending Issuance Units (PIUs) registered and validated with the Woodland Carbon Code in July 2024 which are included in the sale of Barjarg, transferable to the buyer at the point of sale.

Sporting & Fishing
Barjarg offers the rare opportunity to purchase approximately 3.5 miles of single bank fishing rights on the River Cree, as shown on the site plan. This includes salmon and all other fish, with access to three pools – Upper and Lower Barjarg and Falls Pool by Auchie Isle.

The shooting rights are also owned, in hand, and included in the sale.
