Description

Middle Botreaux represents a particularly appealing opportunity to acquire a spacious and versatile coastal home in one of St Mawes' most desirable residential areas.

The property forms one of only three individual residences created from the conversion of a substantial original house and has the considerable advantage of its accommodation being arranged entirely on one level.

An entrance vestibule opens into a welcoming entrance hall, which provides access to the principal rooms. At the heart of the home is a generously proportioned open-plan living and dining room, providing plenty of space for both relaxed everyday living and entertaining. This connects with the conservatory, which has the important benefit of a substantial slate roof, allowing it to function as a comfortable additional reception space throughout the year rather than simply as a seasonal room.

The kitchen is conveniently positioned alongside the principal living accommodation. There are three bedrooms in total, served by two bathrooms, providing comfortable accommodation for visiting family and guests while also making Middle Botreaux equally suitable as a permanent residence or easily managed coastal home.

Outside

The garaging and parking provision is an especially noteworthy feature of Middle Botreaux. An integral double garage provides excellent everyday parking and storage, while a further separate garage was specifically designed to accommodate an Ajax sailing boat. For anyone wishing to take advantage of the renowned sailing waters surrounding St Mawes, this is a particularly useful and unusual asset.

There is also plentiful additional parking.

The three residences enjoy attractive communal gardens, providing established outside space without the maintenance demands associated with a large private garden.

Of particular appeal is a pedestrian gate from the communal grounds providing easy access onto Pedn Moran. From here, the waterfront, coastal walks and the wider village are readily accessible, reinforcing the property's credentials as an excellent permanent home or coastal retreat.
