Description
The entrance immediately gives a sense of the scale of the house, with lovely stained glass windows and a long hallway where you can see right through to the kitchen at the far end. The staircase sits to one side, with large fitted cupboards beneath providing excellent storage.
The extra width is apparent in the two reception rooms. At the front, a broad bay window fills the sitting room with natural light, while a working wood burner with Bath stone surround and herringbone wood floor give the room plenty of character. Alongside, the dining room is equally well proportioned, with a wooden floor, fireplace with mantel and French doors with plantation shutters opening straight onto the garden.
At the end of the hallway, the kitchen has been extended to create a large and sociable family space. There is plenty of room for a dining table, positioned opposite useful coat storage and a fireplace recess. The kitchen itself is well designed, with granite worktops, a large hob set into the surface and deep drawers below, while a separate bank of full height units houses the oven and fridge together with excellent pantry storage.
The kitchen is fully open to a superb utility area, keeping the washing machine and dishwasher away from the main part of the kitchen and providing additional worktops and storage. A door leads directly out to the garden, while the double glazed window with its distinctive triangular glazed panel above brings plenty of natural light into the space. Alongside is a smart wet room with WC and shower which is a particularly useful addition to the ground floor.
Upstairs, a particularly spacious landing connects all four bedrooms and the family bathroom, with large built in cupboards providing excellent storage. One of these houses the boiler and hot water tank. There is also access from the landing to a substantial part boarded loft space via a pull down ladder. Other lofts have been converted (subject to permission for a dormer.)
The principal bedroom sits at the front of the house, a wide room with a bay window, wooden floor and its own wet-room en suite. Alongside is the fourth bedroom, ideally suited as a single bedroom, nursery or study. Bedrooms two and three are both good-sized rooms, giving the house four genuinely useful bedrooms rather than compromising elsewhere to create the fourth. Wooden floors run through most of the bedrooms, adding warmth and character to the upper floor. The bright family bathroom completes the accommodation, with a bath and shower over.
The garden approach to the house from Bear Flat is particularly pretty, with a beautifully planted front garden bringing plenty of colour to the attractive elevation. Steps pass flower beds and roses on the way to the front door, with a small water feature adding to the lovely sense of arrival. A discreet bin storage area has also been incorporated to the side.
To the rear, a large terrace runs across the back and side of the house, opening directly from the dining room and kitchen and creating an easy space for eating and entertaining outside. There is an outside tap and gated side access back to the front of the house, while attractive brick steps lead up from the terrace to the main lawn.
The garden continues through established planting, with a beautiful acer providing a lovely focal point. A further paved seating area sits beneath the mature pyracantha, creating a more secluded spot towards the end of the garden. There is also a large shed providing excellent storage, while gated steps beyond lead up to the parking.
At the top of the garden is a large off-street parking area, independently accessed from the rear lane and complete with an EV charging point. It is a particularly valuable addition in this part of Bath, providing easy, secure parking close to the house.
Wellsway is particularly well placed for access to Bath Spa railway station and the city centre, with the independent shops, cafés and amenities of Bear Flat just down the road and Moorland Road also within easy reach. The centre of Bath is readily accessible on foot, by bike, bus or car, while the A367 provides a straightforward route south out of the city.
There is a lovely balance between city and countryside here. Bloomfield, with its park and allotments, is close by, offering plenty of open space as well as easy access onto the Two Tunnels cycle network. From here, the old railway line provides a wonderful traffic-free route for walking, running and cycling through Linear Park and out beyond the city. For families, the area is especially convenient for schooling, with Beechen Cliff and Hayesfield both nearby, alongside a good choice of primary and independent schools across this side of Bath.
It is easy to see why Bear Flat remains so popular, with so much on the doorstep, straightforward access into the city, excellent green space and countryside close at hand. Combined with a proper four bedroom family house, a generous garden and the increasingly rare advantage of its own off-street parking, it makes for a particularly complete family home.
