Beckenham Junction then opens up direct routes into both Victoria and London Bridge, while East Croydon is useful for fast services towards Gatwick and the South Coast.

Elmers End and Kent House are both around 0.7 miles away. Elmers End gives you another tram connection as well as rail services towards Charing Cross, while Kent House provides a direct route into Victoria via Brixton and Herne Hill. Clock House is also within easy walking distance, so depending on where you are heading in London, there are several sensible options rather than one station dictating your commute.

Closer to home, the parade on Elmers End Road covers most of the everyday stuff: Co-op, gym, café, post office, dry cleaner, hardware shop, barber, nail salon and a very decent chippy. Head the other way along Ravenscroft Road and you have El Molino for tapas and Br3wery for locally brewed beer, while the parade around Clock House has continued to build its own little collection of coffee shops, food spots and independents.

For a proper night out, Beckenham High Street is likely to become the default. It is easy to reach from Birkbeck and has a broad mix of restaurants, bars, pubs, cafés and coffee shops without requiring the whole evening to revolve around travelling into Central London.

Crystal Palace is also just under 1.5 miles away and gives you something completely different again. The Triangle remains one of South London’s strongest independent high streets, with coffee shops, restaurants, pubs, wine bars, galleries, vintage shops, yoga studios and the Everyman Cinema, while Haynes Lane hosts the brilliant Saturday food market alongside its vintage market.

For outside space, South Norwood Country Park is close by, with around 125 acres of parkland, wetlands and meadows for running, walking or disappearing into for an hour when London starts to feel a bit too London. There is also the convenience of the large Tesco at Elmers End for the decidedly less romantic weekly shop.

For a first-time buyer, the numbers and the lifestyle both make sense here. You get a proper Victorian flat with its own front door feel, a genuine double bedroom, separate reception room, eat-in kitchen, around 50 ft of private garden, an outbuilding, a 996-year lease, share of freehold and no ongoing service charge or ground rent.
