Welcome to Adelaide Ave! Which has been our home for the past 5 and a half years. We have absolutely adored living here. For us, you cannot get a better location in Brockley. Overlooking Hilly Fields, being up amongst the trees just gives this place a real sense of calm. We call this place The Tree House, for that very reason! And to have (in our opinion) SE London’s best green space on your doorstep is such a treat. Property here does not come up very often. If Hilly Fields wasn’t enough greenery, we have a private garden at the back with patio for summer bbqs, and beyond is Brockley Cemetery (so no future development can disturb the peaceful surroundings). If you commute, this spot is fantastic. 10 minutes walk to Ladywell, Crofton Park or Brockley. They’re all on separate lines, which has really helped us across different job moves in our time here.

We fell in love with this place because it really feels homely. With it being split level, it feels more like a house than a flat. And the living/kitchen/dining area really is the heart of the home. It’s such a brilliant entertaining space - we have hosted many dinner parties, family gatherings, and Christmases here. We have 3 double bedrooms, which have been super versatile: in our time here we’ve had spare rooms, offices, walk-in wardrobes and, most recently, a nursery. We’ve spent a lot of time making the bathroom feel as luxurious as possible with a big rainforest shower and roll top bath (and underfloor heating for those winter mornings).

We’re fortunate to have a huge private cellar space which has been so helpful at keeping big things hidden away…you rarely look around a property and think ‘where do the Christmas decorations go’.

Every Saturday we walk to Brockley Market which is a lovely walk through Hilly Fields. We’re lucky to have the best pub in the area (The Talbot) and the best restaurant in SE (Wilson’s) all within walking distance.

This has been a deeply loved, happy home the past 5 years. We are sad to be leaving but as our family grows, we are ready to hand over the keys for the next owners to make this their happy home.
