What The Owner Says
"What we love about the house is its light and character. The bay window and window seat make a lovely spot to sit with a coffee, and the living space stretches through to the garden, giving us room to spread out while still feeling connected. Having a separate dining room and space to work from home has been really useful too.

The garden is a favourite part of the house. The cherry tree brings colour and privacy, and we love the songbirds that visit throughout the year. Opening the living room doors onto the garden makes it feel part of the house in warmer weather, and it’s a lovely place to sit or eat outside.

We’ve also loved the location. Walks around Millhouses Park and Graves Park are a real favourite, and having Forge Bakehouse nearby is a treat. Stanley Wines is a handy local convenience store with friendly faces, and those everyday connections help make the area feel like home. With the trees along Daleview Road and so much green space nearby, there’s a lot we’ll miss about living here."

Property Walkthrough
Step through the front door into a practical porch, the ideal spot to leave shoes and coats before they make it into the house, and on into the hallway, which gives access to the living room, kitchen and dining room, along with stairs to the first floor and useful storage tucked beneath.

The living room runs the full depth of the house, front to back, so it's flooded with natural light from both ends. At the front, there's space for seating around a bay window with built-in seating and storage underneath, a nice spot to sit with a book. A chimney breast houses a fireplace with a gas fire. Through the archway, the room continues into a second seating area, with a further chimney breast (this one with shelving to the side) and patio doors opening straight onto the rear garden.

The dining kitchen is where this house really comes into its own. Split into two distinct areas, you're met on the right as you enter by space and plumbing for a washing machine, with storage above. The kitchen itself is laid out in an L-shape and comes well-equipped, with an integrated oven, grill, induction hob, integrated tall fridge freezer and dishwasher, plus a sink and drainer positioned in front of the window overlooking the rear garden. Units run above and below the worktop, finished with a tiled splashback. Through the opening, the dining area is anchored by a genuinely large island, adding further storage and a breakfast bar, a natural spot for breakfast, or for socialising while whoever's cooking gets on with it. A pantry off this area offers yet more storage plus room for a dryer, along with an external door out to the rear garden.

At the front of the property, the dining room has space for a large table and chairs, and could easily be tailored to suit a new owner's requirements, equally at home as a playroom, a home office, or a quiet snug. There's also a door through to the downstairs WC, which has a wash basin.

Upstairs, five bedrooms and a bathroom lead off the landing, along with a large storage cupboard. Bedroom one sits at the back overlooking the garden, a large double with fitted wardrobes. Bedroom two, next door, is another double at the front, as is bedroom three. Bedroom four is a slightly smaller double, again overlooking the rear garden, while bedroom five is a single currently set up as a home office, equally suited to use as a nursery. The bathroom is finished to a modern standard, with a bath and shower over, wash basin, WC and a towel radiator.

Outside, the front of the property offers off-street parking for one car alongside a low-maintenance gravelled area, which could be adapted to create further parking if needed. The rear garden is accessible from both the kitchen and the living room, and features a lawn bordered by established flower beds, plus an artificial grass area with room for outdoor seating.

Beauchief is an incredibly popular area for families, offering a lovely small selection of shops and cafés along Abbey Lane, along with two golf courses, Beauchief and Abbeydale, right on the doorstep. Millhouses Park is just around the corner, adding to the family appeal, while Beauchief Woods is a firm favourite with walkers, dog walkers and joggers heading to the Abbey. A little further afield, Woodseats and Millhouses offer further shops and cafés. A short drive away, St James Retail Park brings brands including M&S, Next and Aldi, along with Graves Health and Sports Centre. A two-minute drive brings you to further supermarkets, including Tesco, Sainsbury's and another Aldi. The area also benefits from easy access into Sheffield city centre by car, and quick links to the M1 via the A61. For anyone working further afield, Dore & Totley train station is also close by.
