Description

A rare canal-side home in the heart of Devizes with 1,972 sq ft of accommodation comprising four bedrooms, three reception rooms, double garage and decking beside the Kennet and Avon Canal being sold with no onward chain.

Highbank is a well-proportioned family home of almost 2,000 sq ft, set back from London Road, with four bedrooms, three reception rooms, a double garage and space to park several cars. The centre of town is a ten minute walk away. Most houses in Devizes are a walk from the canal - this one has it at the bottom of the garden. Go through the gate at the end of the lawn and you are on the deck, a few feet above the water, with narrowboats passing at walking pace and the towpath running west to Caen Hill Locks and east into the Vale of Pewsey.

The front door opens into a hall with a cloakroom off it. The sitting room runs the full depth of the house with a log burner in the fireplace and double doors through to the dining room. From the dining room the conservatory opens onto the garden and has the best view in the house, straight down the lawn to the water. It is where you will have your morning coffee. The kitchen is fitted with marble worktops, Neff appliances, a fitted waste disposal unit and fridge. It has a separate utility room with larder next to it with dishwasher, washing machine and dryer and backdoor into garden.

Upstairs, the principal bedroom is super king size with a run of fitted wardrobes and an en-suite shower room. Bedroom two is a full double with a fitted wardrobe. The third bedroom is a standard double with a fitted wardrobe (presently a study) and would do just as well as a nursery or guest room. Bedroom four is a small double with large under eaves cupboards. The family bathroom has a bath with shower over.

The rear garden is enclosed, mostly lawn, with mature shrubs and trees along the boundaries, and faces south east, so it gets all day sun. At the far end a gate opens onto the deck above the canal for sitting. At the front, a shared driveway gives parking for several cars in front of the double garage together with visitor space.

SERVICES AND MATERIAL INFORMATION
All mains services are connected and the property operates on gas central heating.

London Road is a level ten-minute walk from the Market Place at the centre of Devizes, one of Wiltshire's best-kept market towns. There are markets on Thursday and Saturday, independent shops, the Wadworth brewery, the Wharf Theatre, three supermarkets, a leisure centre, and a good choice of pubs and places to eat, all reachable on foot.
The Kennet and Avon runs behind the house. The towpath gives traffic-free walking and cycling in both directions: west to the flight of 29 locks at Caen Hill, east towards. Devizes Wharf and its canal-side pub are a short stroll away.
For schools, the house is within walking distance of The Holy Trinity Church , Southbroom St James Academy St Josephs Catholic primary and Devizes School. Dauntsey's, St Mary's Calne and Marlborough College are among the independent options within about 25 minutes' drive.
Bath is 22 miles, Salisbury 27 and Swindon 20; Junction 17 of the M4 is around 18 miles. The nearest mainline stations are Pewsey (about 11 miles) and Chippenham (about 13 miles), both with direct trains to London Paddington in roughly 70 mins.
