Please tell us about the good and bad aspects of living in your local area:

Lots of choices of bars, cafes and restaurants (though could be more), and can be a bit pricey. Although Ocean Terminal could be better shop-wise the benefit of having the Vue 2 minutes from home is a great plus for location. We've recently had family visiting and taken them on the boat at the shore for drinks and up to the bar/restaurant Port of Leith Distillery. The novelty of these type of places are a plus. A short 15 min walk to Newhaven has a few restaurants with great views and great value for food. The tram is another real bonus and you cant hear it from inside your apartment which is great. Overall one of the better locations I've stayed.

How has the building management responded to any problems or issues you have raised:

See above. As I mentioned speedy and appropriate response.

Please share one thing (or more) which you wish you had known before you moved in:

I think I would emphasise the safety and security more. As I said living in a similar development in London security and safety was terrible. We had doors that weren't fixed for months so anyone could enter and packages went missing. At Dockside it feels so safe and secure. I understand the security guard is onsite but no longer visible. I was disappointed this had changed as to have someone visible is a deterrent for any potential anti social behaviour.

A nice and lovely place to be.I highly recommend. We moved in to Dockside in April and have loved it. No bad aspects to note so far.

How has the building management responded to any problems or issues you have raised:

The management and maintenance team are always quick to respond.

Please share one thing (or more) which you wish you had known before you moved in:

There are often community events hosted. Such as breakfasts, movie nights, or gym classes.

Please tell us about the good and bad aspects of living in your local area:

Transport, firstly, is 2nd to none from this location. Not only do you have a tram that runs every 7 mins into the centre of the city (and beyond as far as the airport), the variety of buses cover most main areas of Edinburgh. In addition you are in walking distance to one of my favourite areas of Edinburgh The Shore as well as having Ocean Terminal (still in the process of a reboot) for more entertainment and eating places. The surrounding area is very quiet, with only the of the tram. Weather-wise, it can get pretty windy so that's maybe the only drawback of being right on the coast. Finally the view. Our sea view is pretty epic and watching the comings and goings of the boats during the day is sometimes entertainment enough for us.

How has the building management responded to any problems or issues you have raised:

We have had a couple of more complex issues, and they were dealt with well.

Please share one thing (or more) which you wish you had known before you moved in:

Parking vans etc in the loading bay opposite reception is nice and tidy in practice, but it may give new residents a long walk with heavy stuff to their actual building, often against traffic coming into the car park. I'd try and park near the rear entrance of your specific building. One other piece of advice - sign up to the TULU vending machine 7 day trial. You get £10 free credit for the week - we just bought lots of Peanut M&Ms, but you can probably use it more shrewdly that that.

Please tell us about the good and bad aspects of living in your local area:

The location is really convenient. Leith is close by with supermarkets, restaurants, shops and plenty of places to go. You’re also not far from the city centre, but it’s nice being slightly away from the busy part of town. Everything we need is pretty much on the doorstep.

How has the building management responded to any problems or issues you have raised:

I've had no issues that have needed maintenance, so thankfully I haven't really had to use the service. Everything has been fine in the flat.

Please share one thing (or more) which you wish you had known before you moved in:

Leith has so much nearby and there are plenty of supermarkets, shops and places to eat, so you don't have to go into the city centre for everything.

    Manager's response

Please tell us about the good and bad aspects of living in your local area:

Leith is a fantastic place to live, with a great mix of independent shops, cafés, restaurants, bars and green spaces. There’s a real sense of community, and the area has plenty to do while still feeling relaxed and residential. Transport links are generally convenient, with good access to the city centre. Overall, it’s a vibrant and welcoming area with lots of character.

How has the building management responded to any problems or issues you have raised:

The team are generally kind and helpful, unfortunately most issues arise from out of touch higher ups outside of the dockside property.

Please share one thing (or more) which you wish you had known before you moved in:

All of the above that has been shared, the hidden costs associated with an already suffocatingly expensive building.

    Manager's response

Hi Joe, thank you for taking the time to share such detailed feedback.   We appreciate your positive comments about Dockside’s design, location and the wider Leith community. We’re also pleased to hear that you have valued the support provided by members of our front-of-house team. We recognise the important role they play in creating a welcoming resident experience. We’re sorry to hear that your experience has left you feeling that there is a gap between the cost of living at Dockside and the service and value you receive. We understand that transparency around costs is particularly important when making the decision to rent a home, and we take your feedback on this seriously.   Regarding energy, Dockside operates a centralised energy arrangement, with individual usage monitored through the Utopi system. Residents are able to monitor their consumption through the system, and the energy provider operates within the applicable regulatory framework. We recognise, however, that energy arrangements and associated charges can be complex, and we appreciate your feedback regarding the clarity of the information provided. Residents with questions about their individual bills or usage are encouraged to contact the energy provider using the details provided at check-in, or speak with our team so that we can help direct their query appropriately.   We would also like to clarify the council tax point. Council tax bands and rates are determined by the local authority, rather than Dockside. For 2026, the annual rates applicable to the bands associated with our properties are: Studio – Band D: £2,163.90 per year 1 Bed – Band D: £2,163.90 per year 2 Bed – Band E: £2,788.09 per year 3 Bed – Band F: £3,407.93 per year   The applicable council tax band is communicated during the application process so prospective residents can take this into consideration before entering into a tenancy. Individual payment arrangements, discounts and exemptions may vary. Parking at Dockside is limited and is therefore provided as an additional chargeable service. Availability and pricing are communicated during the leasing process.   We also acknowledge your comments regarding the amenity spaces and private bookings. Our shared amenity areas are available for residents to enjoy as part of their day-to-day use. Bookings are required for larger gatherings, private events or occasions involving multiple guests, allowing us to manage the spaces fairly and ensure they remain accessible to the wider resident community. Where a charge applies to a private booking, this reflects the additional preparation and cleaning involved. We appreciate your feedback that the distinction between everyday resident use and private bookings could be communicated more clearly. We’re sorry to hear that you feel the sense of community at Dockside has changed over time. Staff changes can inevitably affect the experience of a building, particularly where long-standing team members have developed strong relationships with residents. We recognise the contribution those colleagues made and remain committed to providing a consistent, friendly and welcoming service. In relation to resident events and photography, we understand that not everyone will be comfortable appearing in social media content. We communicate photography at events in advance and aim to provide a range of complimentary events designed to help residents connect with one another and enjoy the wider community at Dockside. We also make a conscious effort to engage with local independent and small businesses for our events, and some events provide an opportunity to proudly showcase those partnerships. We appreciate your feedback regarding how this is experienced by residents and will continue to consider how we approach this.   We also want to clarify that CCTV and other security measures across the building are in place to help protect the safety and security of our residents, visitors, staff and the property. These measures form part of our wider approach to maintaining a secure residential environment. We understand that the presence of security cameras can understandably raise questions about privacy, and we take those concerns seriously. CCTV is managed in accordance with our applicable policies and requirements, with appropriate controls around its use and access.   We also take your comments regarding maintenance, building management and the overall resident experience seriously. Our aim is to provide a well-maintained, welcoming and secure environment, and feedback such as yours is valuable in helping us identify where improvements may be needed. We appreciate the time you have taken to share your experience and understand the frustrations behind the points you have raised. We would welcome the opportunity to discuss any specific concerns with you directly and better understand where you feel we can improve.   Thank you again for your feedback.
