There’s something really nice about walking into a house and realising there isn’t actually much to think about.
No list of jobs. No kitchen you’re mentally pricing up. No wondering how you’re going to make the layout work.
You can just imagine moving in.
And that’s probably the biggest thing I took away from Westmorland Close. This is a really good, proper family home that’s ready for its next chapter.
It’s also a genuine four bedroom house.
One of the bedrooms is currently being used as a home office, but importantly, it’s a really good sized bedroom in its own right. So if you need four bedrooms, you’ve got them. If you work from home and only need three, you’ve already got a brilliant office set up without having to compromise elsewhere in the house.
You come into a proper entrance hall, with the living room giving you that separate space at the front of the house. Somewhere to get away from everything, shut the door, stick something on the telly and switch off at the end of the day.
Then you get to the back of the house and this is where I think everyday life happens.
The kitchen diner is big, modern and gives you loads of room to cook, eat and spend time together. Breakfast before school, everyone coming back through the door at different times, friends over on a Friday night, Sunday dinner around the table. It’s the sort of space that ends up becoming the centre of the house.
From there you’ve got the conservatory, and it’s a really good size. Because it sits on the southerly side of the house, there’s loads of natural light coming through and it gives you another proper living space. I can imagine the doors open in summer, kids going backwards and forwards into the garden, people over, food on the table and that whole back of the house just working brilliantly.
The integral garage is accessed directly from the kitchen too, which sounds like a small detail until you’re carrying shopping in while it’s throwing it down outside. There’s driveway parking to the front, so the practical stuff is taken care of as well.
Upstairs is where I think you really appreciate how well this house works for a family.
There are four good sized bedrooms, with the principal having its own en suite and a separate family bathroom serving the rest. As I mentioned, one bedroom is currently set up as an office, but it gives the next owners the choice of keeping it exactly like that or using it as the fourth bedroom it was designed to be.
And then there’s the position.
Number 27 sits as one of just two houses tucked away in its own little part of Westmorland Close, and I really like that. You’ve still got neighbours and family life around you, but when you actually come home it feels that little bit more tucked away.
You’re well placed for both Tamworth and Fazeley, with schools, shops and everything you need for everyday family life within easy reach. There’s plenty around you when you want to get outside too, while the wider road and rail connections make getting towards Birmingham and further afield straightforward.
But I keep coming back to the house itself.
Because I think this is the kind of move a lot of families are looking for.
You don’t necessarily want to spend the first year ripping everything apart. You want to get the keys, choose a few paint colours, put your furniture where you want it and get on with your life.
And you can do that here.
It’s modern. It’s spacious. You’ve got four genuinely useful bedrooms, a big kitchen diner where everyone can come together, separate living spaces when everyone wants a bit of their own time, a southerly garden and a really nice tucked away position.
There’s no onward chain either, so the house is ready for its next owners to come in and make it theirs.
For me, it’s just a really good family home.
And I think once you walk around it, it’ll make a lot of sense.
