It’s a lovely flexible space too – dining room, playroom, home office or second sitting room, with plenty of scope to change as life does.

The kitchen is modern, bright and ready to go, with plenty of storage and workspace, while the house still holds onto the bits of character that make it interesting. Stripped timber doors, fireplaces and that gorgeous tiled floor downstairs give it personality without making it feel like a project.

Upstairs are two genuinely good-sized double bedrooms, and then there's the bathroom.

Roll-top bath, separate rainfall shower, traditional-style fittings and patterned flooring – whoever put this room together absolutely understood the assignment.

Outside, the private rear courtyard gives you your own little spot for a table, some pots and a morning coffee, without signing yourself up to spend every weekend mowing a lawn.

And the location makes everyday life easy too.

The owners have raised their family here, with children able to play out locally, schools close by and the Forest Recreation Ground within easy reach for considerably more space when you want it. Nottingham city centre is close enough to walk into, while the nearby tram and regular transport links mean you can leave the car at home when you really can't be bothered.

For a first-time buyer, young couple or small family, I think there's loads to like here. You get the character of an older Nottingham home, proper room sizes, your own outside space and the freedom of a freehold home, while still being brilliantly connected to the city.

Being so close to the Forest
We could walk there for Goose Fair, fireworks or just to play in all that open space without having to worry about driving or parking.

A home for all needs
The house has changed and adapted with us. We bought it in our 20s and it was initially the house for friends, drinks, dinners and parties. Then later it became our family home - one of the bedrooms became a nursery. It always was what we needed it to be.

Everything you actually need is close by
Schools, shops, supermarkets, places to eat (this really is a “world kitchen”), community facilities and places of worship are all within easy reach. It's one of those areas where everyday life is genuinely convenient.

It’s in striking distance of everything
We can walk into Nottingham, or jump on the tram when we don't fancy it. There are buses too, so getting around the city is incredibly easy. For longer journeys, where you might prefer to drive, we’re 5 mins from the M1 and less to the ring road, perfect for visiting friends and family further afield.

Living internationally without moving
We had neighbours from all different backgrounds and cultures. There was always someone offering us food, Indian sweets and curries over the wall. Our boys loved it and played out all the time with other children from all over the world.

The fireplace
It really was a centre-piece and an unsung hero. We gathered around it all year long – in the summer it helped us focus on each other; in the winter it also brought warmth and took our attention and letters to Santa went straight up there every year with the boys.
